I believe the article also confirms that the renderings presented to the Atlanta City Council were of the smallest possible version--

I just went back and reread this article and I am going to call bullshit on this:
Quote:
According to city and state officials familiar with the deal, the corporate prospect is one of the reasons why CIM is urgently trying to get approval for the project’s financing through the various governmental entities.
There is no way in hell Atlanta Public Schools, the Mayor, the City Council would be designing $900 Million to $1.75 Billion incentive packages, eliminating the Eastside TAD in favor of the Westside TAD - for a 600 person corporate relocation. This has to be about Amazon as well or we need to have all of them removed from office for gross incompetence.

Exactly why I say we put an end to this favoritism / incentives entirely. Just because a company has a brand that leaders want to tout does not mean it should be offered advantages / incentives that other smaller companies cannot get.

Are both T3 & Atlantic Yards both under construction in Atlantic Station? There are a lot of infill projects going on in Atlanta that are silently making the inner markets more and more vibrant. Bring on a few more developments in West Midtown, Midtown, along the Beltline, and the whole area may start to really blend in.

Pandora moving to Campanile building

Did anyone else catch the article in the WSB TV website this evening regarding Pandora moving to Dewberry's Campanile building? They're expecting a staff of at least 250 employees in the next 3 years. It seems Pandora is bullish on tech in Midtown.

This is more good news for midtown. I just wasn't sure if this is old news to most of you guys.

I hadn't heard that! exciting perhaps the building expansion will happen. I love the potential street level enhancments too(but suspect they won't happen when they 'raise the roof'.)

Apparently, Dewberry did have plans to add six floors of office space but the "corporate tenants" weren't excited about this. The addition of tens of thousands of square feet of retail space is expected to be done late in the third quarter of next year. (This was an article written by Matt Kempner with the AJC)

Big U.S. music streamer picks Midtown Atlanta site

ATLANTA - New music and tech jobs are heading to Midtown Atlanta, this time to the former BellSouth headquarters along Peachtree Street.

Pandora Media, the music streaming company, signed a lease for what will become a base for hundreds of employees in the 21-story Campanile tower, according to building owner Dewberry Group.

That’s at the corner of Peachtree and 14th Street.

Pandora confirmed the deal for 50,000 square feet and said it will be vacating its current Atlantic Station offices used by fewer employees.

The company said its pace of hiring in Atlanta is exceeding its expectations.

The Campanile space would give Pandora room for plans announced earlier this year to add 250 jobs locally over the next three years.

Pandora already had about 40 employees at Atlantic Station at the time of that announcement. The company’s online site recently listed about 40 Atlanta job openings.

“Pandora is a nationally and internationally recognized name and we are both delighted and honored by their choice of Campanile,” John Dewberry, the chief executive of Dewberry Group, said in a press release.

Pandora’s head of recruiting, Mike McDonald, said the company has hired about 100 people in Atlanta so far this year.

“We found phenomenal tech talent in Atlanta, and our pace of hiring exceeded our expectations,” he said Friday. “Based on that, we are going to continue to hire aggressively” for product and engineering positions.

Among the posts Pandora intends to fill: software engineers, product managers, product analysts, product designers and accounting positions.

Pandora has more than 70 million active users. But it has struggled lately.

While the company’s revenues are rising and its losses narrowing, it faces stiff competition from Spotify and Apple Music. Pandora’s number of active users continues to decline, according to Variety.

Earlier this year, the Oakland, Calif.-based company said it would boost its presence in Atlanta, where it expected to find a talented workers and lower costs compared to Pandora’s hometown.

Midtown Atlanta has been a particularly hot draw for tech and other companies in recent years.

In an email, John Dewberry wrote that Pandora is expected to move into the Campanile building in the first quarter of 2019, with space for 200 to 250 employees and “with high likelihood it will grow beyond.”

Dewberry has for years owned lots of property along and near Peachtree Street in Midtown, though much of it remains undeveloped.

He previously floated plans to add six stories of office space on the top of the Campanile building.

But Dewberry, in an email, wrote that Campanile’s “corporate residents were not as excited as I was about building on top of their space.”

Now, he’s pursuing plans to add tens of thousands of square feet of retail space on two lower floors of the building, which he predicted could be finished late in the third quarter of next year.

This article was written by Matt Kempner of the Atlanta Journal-Constitution.

For the past few weeks, they have been ripping out the top 8 floors of office space in Campanile. Perhaps this is the office space Pandora will use.

I noticed that as well and Dewberry filed building permits for 8 floors as well. Based on the Loopnet listing for the Campanile building, each floor is roughly 24K sqft and the news release stated Pandora leased 50K sqft or 2 floors. So my guess is they have a company or other companies teed up for the other six floors.

I’m shocked the Campanile is expanding. Working next door at Colony Square, the Campanile seems dead! I never see anyone going in or out of it at lunch time. Clearly, it’s anecdotal. But I’ll be very happy for better street interaction.

And ATL3000. Sorry for getting defensive earlier. I don’t have a strong opinion on HQ2 (I’m not educated enough on other cities’ proposals), but I pointed out since DC since everyone thinks it’s gonna there. And it’s definitely more likely to be there than Indianapolis.

Back in 2017.. There was this help (again) from the county for Campinile as well:
http://www.developfultoncounty.com/dafc/images/minutes/2017/111417_Nov_Regular_Meeting.pdf
DEVELOPMENT AUTHORITY OF FULTON COUNTY REGULAR MEETING HELD ON
TUESDAY, NOVEMBER 14, 2017 AT 2:00 P.M.
Quote:
Final Bond Resolution for Campanile Property LLC (“Campanile”): Mr. Woody Vaughan of Holland & Knight LLP and Mr. Matt Connors of Dewberry Capital appeared in connection with the request for a final bond resolution for the issuance of $124,684,000 in revenue bonds for the renovation of the Campanile building in Midtown, Atlanta at 1155 Peachtree Street, NE. Ms. Zayac informed the Authority that the Campanile building is currently under an existing incentive. Ms. Zayac reminded the Authority that in 2013 the Authority partnered with Dewberry Capital to provide a bond for title structure with Dewberry Capital’s acquisition of the Campanile building because the property was suffering from high vacancy and a lack of rental interest in the market. Despite investing substantial funds into design, system, and building upgrades, the rental interest remained stagnant and the property is currently only 50% occupied. Dewberry Capital further expects occupancy to decrease to approximately 25% in 2020. Mr. Vaughan explained that investing an additional $88,000,000 to proceed with a major renovation and expansion of Campanile will assist Campanile in competing with other Class A buildings and attracting new tenants. More specifically, the project includes street level retail expansion, renovation of both communal and tenant spaces, and repurposing the top floor from an underutilized storage space to a premium office penthouse. The project is expected to result in approximately 1,319 new office jobs and 46 new retail jobs. Upon a motion by Mr. Turpeau, which was seconded by Dr. Jolley, the Authority unanimously approved the final bond resolution for Campanile

There is some shady shit going on here. Dewberry bought this building in 2010 for $36 Million. How the heck can they say a 150K sqft office addition and 80K sqft of retail is an $88 Million renovation and expansion. Also, this bond was approved for this project with the understanding it was for the additional office space and retail. It was just reporting they are only doing the retail expansion. So did they revise the bond amount? I am going to guess NO.

Someone needs to audit the Development Authority of Fulton County!

8WEST Teed Up to Start Construction - West Midtown

A Birmingham construction company has been named the general contractor on a $150 million mixed-use project in Atlanta.

BL Harbert International has been announced as contractor on 8West, to be built at the corner of Howell Mill Road and 8th Street in Atlanta's West Midtown district.

Gateway Ventures and Atlantic Capital Partners have unveiled plans for the nine-story project, which is expected to open in 2020. It will include 175,000 square feet of office space and 10,000 square feet of retail space, as well as 164 apartment units and a 680-space parking garage.

The plan calls for outdoor terraces with 360-degree views of the city, a fitness center, bike storage, conference facilities, an outdoor public plaza and even podcast recording rooms. The design also will incorporate a 4,000-square-foot, west-facing art wall.

The project is being developed in collaboration with Cartel Properties and Trammell Crow Residential. Harvest Capital Group and Ellis, McQuary & Stanley are the project's equity investors. MSTSD and ASD/Sky are the architects.

Scoop - You heard it here first

I discovered proof another tech company is coming to Midtown. The project involves 500 jobs and a $16 Million investment for an office build out. The City has already approved project incentives.

The documents I found only used a project code name, so I am going the give the lead to my Bisnow contact to see if he can undercover more details. I will post here if he is not able to turn up anything.

Stay tuned.......

OK, sleuths, try this - Go to the Fortune 500 web page below, use Technology as sector, mover cursor to far right hand side for 2018 and vertically move cursor down to see the list of both company name and rank of all technology sector Fortune 500 companies to help guess who the mysterious-for-now company coming to Midtown could be.

WP - let's not get the cart before the horse. There is nothing I have that indicates if the company is a Fortune 500. The document I have just says 500 jobs.
