Not at all, I've been watching some of these places for 2 years now. They are solely being used as rental spaces. If they were waiting for permanent tenants then you would think after 2 years they would be filled considering the growth DT, especially since I've seen other spaces close and reopen as something else in that same span of time.

For anyone nerdy enough to care about the status of permits...

These are some permits that I have been following the progress on - mostly site plans - and their current status.



EDIT: Some updates today:
Hilton Canopy site plan was approved and released.
425 Riverside site plan back in review
The Republic site plan back in review

Watched Nightwatch Nation tonight on A&E. The night time shots of downtown Austin are some of the best I've ever seen.

Frank and Angie's is shutting down.

I was in Huts a few weeks ago, and overheard a couple people who work there discus that Huts too would eventually shut down, and that taxes coupled with the amazing offer they got, led them to close. She (I assumed she was the owner) mentioned they were tired and happy to travel and spend quality time with friends and family.

It seemed to me like it was going to a bit of time before they closed.....I would guess a year or 2.

F & A's would be closing for the 28-story West Ave Apartments project. We haven't heard anything about that project since late last year. We also have a thread for it that has faded to the bottom of Page 2:

The other project being built a couple blocks West of that on 5th is just another multistory storage unit.

I wish we could get the city to require street level interaction in the front of these things. I know they need to exist, but can we get a coffee shop or clothing store in the front facing the street?

I say this all the time, Manhattan is littered with storage units, they just integrate well into the neighborhood with sidewalk facing businesses.

The site plan for the 701 Rio Grande office building across the street from Seven will have 5 underground parking levels but only five office levels. The site plan was posted for the 09/06 AULCC meeting.

In news that may only be interesting to me, someone has filed a proposed plan for mixed use on the triangular patch of land at the intersection of Lamar and Koenig. No details available other than that it has a project name of "TRG N Lamar" and it's 3.65 acres.

This area will always be limited by the existence of DPS on one corner and the N Austin Reservoir on another. However it's still interesting to see some density pop up on Koenig. The long term future of the huge shopping center directly to the south of the site (Goodwill, Half Price Books) is much more interesting.

This is actually super interesting to me haha, I must admit.

This sure is an interesting spot. It occurred to me a long time ago that Koenig was weirdly plotted and developed there because it was eventually supposed to be rebuilt as an extended Hwy 290 Freeway. For a bit I thought they were still holding the land for that until the West Koenig Flats were built and opened when I was living there. Then I realized it's a great spot to add some density in core Austin without displacing anyone.

It also supports a theory I might've shared on this forum before that places like Mueller, Highland, the Domain, Crestview, and now even the Grove, will bleed into each other at the edges as time goes on, leaving Austin with a generally far denser, cohesive and walkable urban core that is the envy of many...and there's honestly potential for this sort of thing in all areas of the city.

This has always been an interesting corridor to watch, linking Highland and North Lamar, and I guess now, like the whole city, it's entering it's most interesting phase yet.

I think you're right -- that "midtown" part of the city still has a lot of potential to densify. So many open or under-developed lots in that area -- especially as you head north on Lamar.

I hope that the state decides that the DPS complex north of Koenig at that intersection will get the same bulking up treatment that the complex at 51st and Lamar is getting.

Yes, and that is approximately the number of inpatients at ASH today. Not yet certain where the new State Hospital will be located, but it would appear construction will begin with in the year.

Totally! I could say the same about South Lamar, First and Congress, St. Elmo and everything down East Riverside...or East Austin out through Airport, the Semiconductor Plant, and even Colony Park down the line.

Yes, I have a feeling the state government will start to see a lot of benefits both to consolidating functions scattered throughout the city and selling or redeveloping such excesses of land that's becoming so valuable so quickly. I know it's been talked about on here before, but especially in light of recent developments, I would wager that, in its current form, the South Congress frontage of the Texas School for the Deaf is not long for this world. Same logic follows.
