I think it looks dates. The yellow railings aren't attractive. It's basically a big pile of painted concrete and yellow metal railings with some token brick which has some ugly white metal railings.

Yes. One clean building would look much better

I think that it looks great, and better than before. Great to see it a PBR. Was this project originally rental? Or is it another sign of the current softening in the market?

Well they were micro-condos so I doubt it's much of a change to rental.

3rd proposal for the site, significant top portion of allowable build height that doesn't contain usable FSR? In this town? Clearly not serious enough to have done the proforma.

Reliance? They've done the pro forma....

The spire is usable for a few floors from what I understand but the tallest portion is of course architectural/mechanical.

The massing/overall form looks good, but I never like it when they try to put square pegs into round/curved forms.

The placement of the windows at the angled edges looks bad.
They should have trapezoidal or triangular windows (to the balconies behind) to provide a consistent border along the angled edges.
The boxing up of the areas next to the balconies looks like poor use of space.

There was no better example than one individual who had recently moved to Vancouver after spending 40 years in Maple Ridge. This person claimed that social housing incentivized and was the primary cause of homelessness, insisting that, until a Salvation Army Shelter opened, there were no homeless people in Maple Ridge.

They firmly believed that the homeless were the major criminal element in our city, and disputed statistics that show crime rates are dropping (1993 – 2017). They were convinced the Vancouver Police Department was being forced to manipulate statistics and under report crime. Ultimately, they believed the way to solve homelessness was to institutionalize anyone below a certain income level. Sadly, all of this was said within earshot of a young couple who were seeking help from a city staffer as they were being renovicted from their home, and had nowhere to go.

Gasp! They finally allow a tall to go on Robson street? After all the decades that's pretty amazing to see. (Empire Landmark replacement towers do not count as they are lower than the original) At this point I don't even care if it's a schizo-franken-building like the 8X by Emery Barnes Park.

This one is only seven floors shorter, but is basically across the road, and was approved just last year. It looks like it will move forward soon, as the businesses have already been cleared out.

Increased height is in the West End plan. It has been supported for years.

The 42 storey 276 unit rental building proposed for 1640-1650 Alberni has been cancelled by Hollyburn Properties, guess Brockton House will be staying for a while.
