I'll admit that the SLS is speculation but to be honest if we really do have multiple insiders to the project and they are to be believed it seems things are proceeding.

Lots of good potential. Including the unEqual Justice project (which I really do like except for that one issue!)

Usually near or at the end of a cycle a lot of strange and/or just too good to be true type proposals come out of the woodwork, and I don't think any of these 5 or 6 projects falls into that category. Since most of these proposals are for housing of one sort or another, as long as the newly completed projects 'rent up' in a timely way, and as long as money doesn't get too tight, and developers are willing to take a calculated risk, I expect and hope this cycle will keep rolling along. It's doubtful that they'll all get out of the ground, but I could easily see 4 of them going into construction.

Has PMC and/or Pearl sortof leaked what might be their next projects? They seem like two outfits that like to have ideas kicking around, an active pipeline of projects to do as long as the market is there for their rentals.

Wasn't there something recently about PMC building a ~30 story residential on the parking lot next to Trader Joe's (TJ moving to the new retail space at River Walk)?

^Yeah, Summers mentioned that for the Trader Joe's lot.
Maybe PMC is waiting for all of the JFK Blvd construction to finally end, and it does have the massive Riverwalk site in full tilt. Either way, I think we will hear something soon enough here.

1300 Fairmount has been proposed for a while now, but it should be starting before the end of the year! That building is going to help continue the trend of tall buildings going up at/near North Broad!

Definitely doesn't make me go "wow." I don't hate it, but I don't like it either. I'll take another tower and the added density though.

What a great collection of CDR submissions. 4 higheises in 3 different projects, and 3 large mixed use developments - one in East Falls and one in Mt Airy, and the 21st and Wash Ave OCF project.

Penn’s Higheise, the 8th and Race jawn and 709 Chestnut all look really great. No complaints.

The eastern face of this building is built right up to the property line and has windows in it, so the air rights to the next property (707?) must have been purchased. But on the western side the building is set back from the property line enough to allow windows on that face as well, but without having the air rights. Does anyone have any idea what air rights cost? Some balconies along one or both of the long N/S faces would have been nice.

Too bad about the parking component being above ground. As it isn't a self park set up I'm guessing that this is a way for Parkway to both cash out on the value of the land and still use the property in the future for their parking operation. Good deal if you can get it.

Interesting that a building of this size can be proposed and the design isn't all that good or bad and the reaction here is ho hum. The setting is different but just a few years ago another ho hum building, 1919 Market was at the center of a lot more conversation. Are we getting jaded?!

Transfer of development rights per se doesn't really exist in the Philadelphia zoning code. There is a fuzzy 'unity of use' legal doctrine that may serve as a stand-in for TDRs in some situations. See the articles linked below:
