The formal application I think has been sent so I highly doubt that the plans will change unless construction costs go down hella.

Sound the alarm! We have some news on a revised proposal from CALPERS and CIM for 301 Capitol Mall. The latest proposal is 550 foot tower that would include 737,000 of office space and 100 apartment units.

Wow, thank goodness.

It's much more boring, but very tall, makes me think it's something Sacramento would actually build.

This looks awesome. This is the first exciting skyscraper proposal I have seen in Sac since pre-recession. Thank god they are going away from that awkwardly stacked shipping container look.

I also like it way more than the stacked box proposal. Like the height, not a fan of the podium but if they keep the green wall I can live with it.

They do need to spruce up the crown though. Better lighting or more detail/features. A bit art deco-y maybe, but adapted to the rest of the glass box modern style.

But hey, a new tallest if they pull it off, and it doesn't overwhelm the same way the original towers did.

Wow, this is great news! Which means I will probably be let down in some way... I agree the top needs... something... It needs some sort of character since it will be the tallest building in Sacramento

Well, it is tall and CalPERS has committed capital to move it forward. But its blue glass
is boring and it sounds like no activity will happen till they have found enough tenants to
fill half of it. Hopefully will hear some good news early next year along with the Metropolitan?

I remain skeptical of anything CalPERS proposes about that site.

If they can pull it off (and that’s a big if), the design is just o.k. Nothing iconic.

The height is more in scale with downtown Sacramento. It pushes the skyline higher by about 120’. I think WF Center is 430’?

In any case in retrospect Saca’s towers would have dwarfed the rest of downtown Sacramento in much the same way Devron Energy building in OKC looks ridiculously out of place there. The new CalPERS design pushes the skyline higher without being out of scale. IMO

Nikki Mohanna is proposing to build a 15 story building that would include 186 apartments, 4 star 200 room hotel, ground floor retail, and potentially one floor of the building would dorm like housing units for young workers in the area.

It's been a busy day with D&S, CALPERS and now this proposal.

It's been a busy day with D&S, CALPERS and now this proposal.

That's amazing and ironic really, Pistola916 mentioned that Nikky Mohanna would build something on J or K street, but on 16th or 17th street instead of 10th street.

Anyway, I like the concept and the look of the new project, it's very modern looking and it's a fairly tall building, one of the taller ones in downtown (mid rise wise). It's also located on The Kay, which is a great retail destination.

Looks like I was also wrong about Mohanna, they are really starting to pick up their game and they are the company that is actually building taller and bringing new housing ideas to the city. Let's hope that eventually they will be able to propose skyscrapers like their Capitol Grand Tower project, but that's at least a decade away until Sacramento reaches that height.

And you guys are right I did overestimate the height of the Metropolitan. Mohanna's proposal is a little smaller (186 units and 200 hotel rooms but 15 stories) than what SKK and Saca are planning (250 condos and 200 hotel rooms but unknown story count). Taking that into account and presuming that Saca and SKK are going to build apartments instead of luxury condos, it looks like the new Metropolitan will actually be around 20 stories and the height of around the Sawyer (so like 220 feet tall)

^ Its been a busy day indeed guys and gals-I sure hope and pray these proposals fly. Just an idea for the CALPERS tower-how about we lure Union Pacific away from their low-tax and low housing costs home in Omaha Nebraska to the CALPERS tower in Sac-they would likely take up the whole building and then some if they have a dispatching operation. As most of us know UP has a huge California presence-any thoughts (I thought about that while driving by their huge Roseville yard today)?

CalPers releases renderings every 2-3 years and say they plan on moving forward with the project only to be disappointed with no action. It’s a nice building - not striking nor iconic. The height is perfect; it won’t stick out like a sore thumb. My favorite element is the elevated park. If built, it would be taller than anything in San Diego and Portland. Put that into perspective (of course they have several 500 footers). Again it’s only a pretty picture and could realistically remain that way.

The Nikky Mohanna project — I had a feeling she would announce her next endeavor -12 to 15 stories was about where I had it. I was leaning toward 16th and J but 10th and K makes sense. Her family owns those parcels. Did she release a rendering? I couldn’t find one.
Her 19J development should top out by end of September.

Love it. No compaints whatsoever about the design and a worthy successor to the towers.

We have to stop 601 CM though, that’s a disaster.

If I were the city council I would veto their proposal and wait for something that actually works on capitol mall, even if that means waiting a few more years.

I do agree with everyone but you can't ignore the fact that 162 units would be going there, but height wise it is absolutely ridiculous.

I think that because downtown rates and costs are higher, Shorenstein should have done a combination of 301 and 10K Mohanna: combining retail, residential, office, and hotel use. There is a demand for all four of those things, especially in Capitol Mall...

Yes, 601CM as mixed use makes sense. I think we should wait for 301CM to start construction before trying to get another mixed use tower going. Otherwise they compete with each other and nobody reaches their threshold. Or maybe they do, still more risk. For me, 601CM isn't a lot that NEEDS to be filled.
