While the heights of this buildings create the illusion of a high density development, the UDP was surprised that this site is at a rather low 3.5 FSR. Still, the new development will retain the existing commercial space, add new strata, rental and social housing, new office space in the podium, and even a new community centre. The limiting factor to the enclosed space, in addition to a newly discovered aquifer, is the plan to make this a true urban heart by including a massive 9 acre park. The scale of the model really reflects how large an area is being altered, as roughly 4 thousand miniature people are scattered across it.

There are some aspects of the site that won’t be changing. For instance, the mixed use office / 32 strata home building at the northeast corner of the mall will remain, though the applicant did make offers to purchase it. The areas owned by the Hudson Bay are also unchanged, as the company has the original Woodwards lease which allows for veto of any changes to the mall for “pretty much forever.” As a result, the mall will be redeveloped in two phases over 6 years. In the first phase, the parking lot will be redeveloped, providing the new community centre, some strata units, as well as the social and rental housing buildings.

The only one I've seen that looks okay is at The Parq - because the hotel has sheer drapes inside for a consistent look.

You love it regardless f what colour the glazing is? If it’s condo green, everything just melds into one big blob. No distinction from one tower to the next.

I wonder if we actually get the curved glass as depicted, that would be incredible.

Also, looks like the tower is 134.4m tall, so an extra 10m or so.

Will will just have to wait and see on the glazing.

You are more than welcome to email the developer or city over your concerns.

For now it seems to be more transparent / blue / white in color than green.

Nah, unfortunately that looks like your regular white spandrel between floors and not reflective glass. They are just using the ages old trick of rendering glass how it only looks during the blue moment. That's when even the early 00s Yaletown towers look like they have amazing glazing...

That being said, I really like how they complex is shaping up to be. Certainly the most unique of all the mega-complexes currently under construction in the 'burbs.

What? How am I trolling. Blighting amounts of sea foam glass is a huge concern for me. IMO it has a huge detrimental effect on how the city looks. That’s not even close to trolling. Maybe you just don’t like opposing views on things.

All due respect MetroOne, but accusing people of trolling is a way to get the moderators attention and possibly a suspension. So I resent greatly your trolling accusation. The commuter bus route I proposed was not trolling either. Wtf is going on around here.

I want proposals like Oakridge in downtown. Does anyone know if there are any community get-togethers to discuss its implementation?
