The Atlanta City Council Monday unanimously approved a major development project on the Westside after requiring several changes sought by residents concerned about density and affordable housing.

Brock Built Homes bought 17 acres of property in the English Avenue community with plans to build a mixed-use development including a hotel, office and commercial space, retail space, townhouses and a high-rise multi-family residence.

Young said Brock Built Homes agreed to reduce the size of the project from 5 million square feet to 1.5 million square feet and to increase the percentage of units set aside as affordable housing.

During Monday's debate on the project, Young amended the ordinance to require building heights of no more than 100 feet for the multi-family residential building, 85 feet for the hotel and 35 feet for the townhouses.

It looks like either the neighborhood NIMBY's got hood winked or the ABC reported the story incorrectly because when the project was first presented it was only 1.3 Million sqft. So if their reporting is correct, the project is actually 200K sqft larger.

Westside Yards calls for 1.3 million square feet of space across an 18.16-acre site, according to plans shared with What Now Atlanta (WNA) Tuesday.

Here's the breakdown (subject to change): restaurant/retail (135,000 square feet), office (302,000 square feet), a 120-room hotel, 40 townhomes and 650 multifamily units.

Maybe developers should start presenting huge dense mega projects so after they make 'concessions' with the NIMBYs, they actually build what they wanted to initially. This way the NIMBY's think they won a battle, but the developer gets what they want.

Also the max building heights in the ABC article seem to exactly match the proposed renderings. In any case, I'm glad to see this move forward as I think it is a great plan and appropriate for the location.

It looks like they cleared just enough of the site to hold the groundbreaking ceremony but they will have to do a lot of clearing on the site.

Atlanta’s Portman Holdings is moving forward with another tower at Midtown’s Technology Square.

The developer is expected to present plans Tuesday night to Midtown’s Development Review Committee for a 23-story tower at 712 West Peachtree St., according to an agenda.

The project would include 335,000 square feet of Class-A office space, a “double height” lobby and roughly 5,000 square feet of retail space.

I thought the same. Pretty impressive. Will be interesting to see how that part of the city grows over time. I wouldn't be surprised if there was a little independent skyline over by ponce in the next 5-10 years.

Portman debuted their latest addition to the West Peachtree corridor in the form of a 23-story glass tower. The spec office building will occupy the current site of Midtown Bank on the NW corner of West Peachtree Street and 3rd Street. The bank will be relocated into the ground floor of the new tower as part of 5,100 SF of retail uses. Floors 2 through 6 function as a partially enclosed parking podium, which could be connected to the adjacent parking deck now under construction at 740 West Peachtree. Above the podium, 15 levels provide 335,000 SF of office space. Access to the parking would solely originate along 3rd Street while pedestrian access to ground floor uses would be primarily from West Peachtree Street. Loading will be handled via the existing alley. The committee requested more refinement of the sidewalk level experience to make it more dynamic and visually engaging during the day and at night. More attention is needed around opportunities for tenant branding and customization consistent with the guidelines in Midtown’s Storefront Checklist. The committee recommended further study of the lowest level along 3rd Street to provide direct access and more daylight into the space. Other minor comments included: 1) Providing a dedicated 4’ walkway to connect from parking area to public sidewalks; 2) Narrowing the curbcut width along 3rd Street; and 3) Further recessing the gate arm into the building footprint in order to allow for additional queuing of cars on-site rather than in the street. Thus, the committee recommended preliminary support for the plan and related variations but withheld full support until additional information could be provided.
