Good news! All the hovels are being replaced with shiny new concrete frame replacements. All 68 units that were on the site will be replaced as non-market affordable rental units that will be in the podium, and given to the City of Vancouver. As with the Jervis next door, the West End Plan doesn't allow any loss of rental units here. Even better, the replacements aren't going to be market rate units, but a range of rents below market, so even more affordable. And you never know, it's just possible that one or two of the people buying the 153 condos might be working people too. If the new owners really are all offshore investors who leave the units empty, that's a massive windfall in empty property tax to help build more non-market housing in the city.
Interestingly the brown wooden Berkeley Place wasn't even a protected rental building; it was actually a strata that had never been sold off.
