Future of the Federal Reserve?

What does the future of the Federal Reserve on 16th look like? How much longer will it be occupied by the reserve and what happens after?

It is such a dead zone on 16th currently, but I love the building and would like to see it mostly preserved as the base for a tall development on top.

The hotel is not part of the Block 162 project but the office tower's podium design presumably allows for the hotel tower to be built at a later time.

Does anyone know what is going to happen to that undeveloped lot attached to Civic Center Station at the corner of Broadway and Colfax? That lot is such a freaking eye sore.

Quote:
RTD and the City and County of Denver, in partnership with the Downtown Denver Partnership and Downtown Denver Business Improvement District sponsored the Civic Center Transit District Plan (CCTDP) to establish a long-term vision and identify near-term implementation options for the future of the station area as a revitalized urban transit hub and new downtown anchor.
With respect to the undeveloped site:
Quote:
The effort also involves analysis of short, medium and long-term implementation strategies for a 20,000 square-foot developable parcel along the north side of Colfax Avenue between Broadway and Lincoln Streets
Regardless what they choose for the short run they should look at that site as a possible subway or light rail station site in the future.

I know Seattle is booming...

For example they have 10 skyscrapers of 40 stories or more under construction which doesn't count either their 39-story or 36-story towers...

...which leads me to believe that in addition to Block 162, there's still plenty of room for Two Tabor as well as a couple of apartment/condo towers.

Office growth is based on economic conditions, and specific demand from big companies. One city's office market says very little about another city's.

As for the Curbed article, they're wrong all over. Denny Center isn't under construction (they're poking at the ground), The Mark is done except the big TI, and they missed some that are under construction.

Just a guess that TCR had difficulty replacing their original investor due to the current popularity of investing in the Texas oil patches.

The only project Greystar built from scratch that comes to mind is their ongoing Speer Blvd Apartments where their equity partner is New York Life Real Estate Investors. Greystar has also acquired existing projects.

In any case this is great news since Greystar wouldn't have bought this ready-to-go project without already having the funding needed.
Greystar is currently building 3 projects in Denver: Parc on Speer (Speer & Bannock), The Pullman (Ascent Union Station) and one of the new apartment towers at 9th & Colorado. If 18M actually breaks ground then I’ll say that T2 could actually happen.

It seems pretty clear they basically had no plan, and no money to do anything with that lot. Various rendering had it as a basketball court, or an art gallery, or other cockamamie ideas. I think since RTD doesn't own the land its pretty hard to do something permanent?

It really is a shame as it just bridges the drug infested feel of civic center across the street. The station redevelopment has not done much for the area.

CONDOS!!!!!!

I had heard rumors about this site for a few months now. Good to see things are starting to move through the system. Although a 30 and 39 story tower sound tall, in that particular area, they probably won't stand out that much, except from the Five Points and City Park neighborhoods.

In any event, two condo towers would be a great addition to that part of downtown, which is a crater of parking lots.....

I don't think that the parcel that Shelby's is on was included with the transaction to Amacon. Maybe Phil has a softspot for the bar?

According to city records, all parcels on the Glenarm side of the block, including Shelby's, is owned by the same entity.

Their website has some pretty stuff. Man, I hope this actually happens and it's on the same level as their developments in Mississauga.

I am very interested to see potential tower designs for Block 176. If the block is being divided between a North and South tower, the potential building shapes would be very interesting.

The BusinessDen article is the one that referenced the property transaction, but the city records still list Anschutz as the owner of the block.

The description from the city plan submittal sounds similar to this development Amacon has already started.

New Corporate Signage on Denver Place North Tower:

Based on the sign mounting apparatus, it's a pretty safe assumption that the orange symbol in the Vertafore logo will be installed atop the Denver Place North Tower. I love the modern font, and the orange symbol will really stand out when illuminated at night. This will certainly be one of the most prominent logos downtown when viewed from the west.
