Billy1, you are right! A huge building is in progress on Innovation Drive. The building covers the area in this image.

Major Expansion at BioVectra

A multi-million dollar expansion is taking place at BioVectra.

A new building going up on Maple Hills Ave. (Airport) next to the DVA Library Building. Not sure what it is yet.

The Seafood Express foundation is taking place. Soon the steel will be going up.

no, Costco still says there is not a large enough Population here. Many people here frequent the Moncton store.

A highly unscientific measure on google maps says this building is in the 400,000 - 500,000 square foot size range.

New Nissan Dealership Building

Across from the new Hampton Inn, there is another construction site
which is a new Nissan dealership building. More to follow.

The amount of building on the outer parts of the city has exploded. Soon
a new fire hall will be constructed.

Construction is still continuing on the Cornwall Bypass. Should be completed by Fall 2019.

It's probably borderline at this point, especially with Maritime numbers. I'm sure Costco is paying VERY close attention to the number of Moncton members with PEI addresses. Probably in the next decade or so they'll throw the switch, especially after Moncton's new store opens up.

I grew up in Moncton and have lived in Summerside for 25 years. / Costco says the PEI market is too small. I Think issue is the numbers in the Moncton store. They know how many shoppers from PEI shop in the Moncton store. So the question is how much will The sales drop be in Moncton if there is a store on PEI? This may seem weird to the average consumer, however, I know a man who is a former manager of a large dept store. He told me the head office hire many people to analyze store sales. Some of these analysts spend time figuring out how the opening of a new store hurt sales of other stores. Only my opinion.

It does feel bigger in some ways, I agree, but this can be misleading (comparing a downtown to a downtown). Freddy has a CA of about 105,000 while Charlottetown is about 70,000. In addition, Freddy has a much greater hinterland than Charlottetown.

There are three Costco stores in NB for 750,000 people = 250,000 per store.
There are two Costco stores in NS for 950,000 people = 480,000 per store.

There are only 150,000 people in PEI. Charlottetown's hinterland will never extend beyond the shores of the island because of the bridge toll. The toll will also make it more expensive to service a store in Charlottetown.

I'm sure Costco is keeping an eye on stats from island consumers at the Moncton store, but I don't think it is reasonable to expect an island Costco in the foreseeable future.

The only reason why NB has three Costco stores (and not two like in NS) is because all three NB cities are pretty comparable in size. You see this with many chains. There is only one Toys "R" Us in Nova Scotia (Dartmouth Crossing), but there are three in NB (one in PEI too).

The sad/somewhat frustrating thing when comparing NS and NB, is that NB is spread fairly evenly across the province (for better or for worse, slightly less so in the North). While NS has 2 Costcos and all the rest; they are all concentrated in Halifax. Even with Sydney's difficulties, you would think the city would be able to be big enough to support their own Costco and so forth. Its cachement is similar to Fredericton in that respect, if slightly smaller.

Moncton is big enough and is a regional center enough that even without PEI, Costco will still do well there (even with Costco's in SJ and Freddy). And a PEI Costco would, as pointed out, be mainly just for the island; it won't get shoppers from the Mainland since Moncton would be closer. Still I could see PEI getting one eventually, especially if the island keeps growing. Sydney will probably get one first, but Charlottetown is likely on the longer term plans.
