Just ask someone at CBRE as they are leasing the building. My understanding is that the majority of the building has been vacated. Based on our experience it's much MUCH easier to complete this type of extensive renovation without tenants to manage.

From this angle the JW Marriott and Stantec absolutely dwarf the rest of the skyline.

Maclab/Day/Pangman picked up another high-rise redevelopment site on 108st. I suspect that we will see another Augustana like tower there.

Is that the Church of Scientology location? I wonder why they are not thinking a single taller tower as its got to be cheaper to build.

Well it will be interesting to see how that repurpose turns out. Seems like going with 6 stories on the empty lot is a bit of a wasted opportunity but beats an empty lot.

Hope it all looks a bit better in person than the rendering.

Considering its an existing building, one of our lovely stock of beige precast, small window, midrises... Unless they did a full reskin (in sure that's a troublesome budget) it's a pig you are putting lip stick on. At least the precast has a bit of texture on this one.
Could they find a better shade of lip stick though, yea its not exactly a creative rethinking.

The 6 story has no real excuse though to continue being so dull, but it's a small picture and rendering maybe I'm missing the details there.

Either way more people living on 108st is great!

a white paint job wouldn't be the worst idea for that bunker, brighten things up..
as for the other materials, too early to tell from that render, but the other projects on strategic's site look ok, so I'm cautiously optimistic

I don't mind the scale of the smaller building, it's a good transition down to the old bank building on jasper, but there's no reason for it to ape the big one too much, maybe invert the color/material scheme for variety?

regardless, good to see some reuse, rather than replacement

I agree. I'm more of a fan of concrete architecture mind you...although the recladding feels like a poor attempt to rejuvenate the building. I don't really see how keeping the building with it's current floorplate would work well for residential, unless they had some fair floor plans and maybe introduced office space in the lower part of the building. (I think leaving it as office space/creative space would be simpler, and to build more on the parking lots would do more)
