Was chatting with a friend from the Royal Winnipeg Ballet about the speculation that something might happen with the former Hull's bookstore space and the adjacent little RWB residence building on Carlton. Unfortunately, it is all just speculation at this point. The RWB doesn't have the cash to develop anything major themselves. However, the residence is in need of some major renovations so I would imagine they would consider partnering with True North if they want to do something with the site.

^Hopefully they have the cash for a paint job. The RWB main building is starting to look extremely dated. The pastel pink and blue are an eyesore.

I've always thought it would be cool if RWB made a deal with TN that would see the residence built on top of the RWB parkade (coutryard and all) and have direct access into the main building. TN could aquire the former Hull's bookstore and the current residence and build their fifth tower on that site.
I think it would take quite a bit for RWB to give up their residence, however.

Why? It's not very big and it's probably approaching the age where it will need some significant upgrades/overhauls. (I'm guessing it must be close to 30 years old now?).

Not so much insider knowledge or special insight, however I have heard rumblings over the years of offers made to RWB to purchase the residence (specifically after Hull's closed). Whether they are legitimate or not I can't say, I recall a few years ago there was a rumour that Hydro (?) wanted Hull's and perhaps the residence as well, what Hydro would want with the space I can't imagine. There was also a rumour that RWB was going to expand it's main floor performance studio into the former Hull's space, but RWB is not the best place financially so that might've been just been wishful thinking. Plus, there is no need for a performance space that large in the building.
Of course, TNS wanted the space as well but RWB said no.

Again, not sure if these rumours have any legitimacy, just things I've heard over the past couple years.

Talking to tenants is easy, and one should be always talking to more prospective tenants than there is space... nobody is going to magically plop into vacant space and pay the demanded rent like it's a surprise birthday party lol.

They're going to fill it eventually, but it's hard work. I'm essentially convinced that they have genuine interest, just at $5 psf less than hoped... and they need that $5 psf to make money.

Thankfully they have the flexibility to wait this out and get what they want.

Believe TN already owns it. I think there was talks a pub of some sort will be going in after.

My money would be on parking. Technically the city wouldn't allow that, but the province/Hydro could just pull a Calvary Temple move and do it anyway. Would not go over well though.

^ FWIW I think there will eventually be a new parkade around there. When you have the city's largest office tower and another major 4-tower complex going up with minimal indoor parking attached to it, eventually things will reach a breaking point. Although that said, I don't know where you would put a parkade big enough to serve those buildings... the RWB/Hull's site probably isn't big enough for anything substantial. It would have to be a block or two away, like on the big surface lot south of Cityplace on Donald, or on the big surface lot east of the Winnipeg Clinic on Kennedy.

More parkades? There's one at Millenium Library, City Place proper, City Place on Hargrave, TNS, Delta, Convention Centre has 2, Hydro and their small parkade. Sutton Place will have a parkade. The whole of downtown is covered in parking. Never mind the surface lots.

There is also a sizable parkade on Edmonton for the Medical Arts Building and a large one on Kennedy for Great West Life.

No kidding. Parking rates are easily adjustable to equate demand with the supply available.

There's lots of parkades in the SW corner of downtown that are never anywhere close to capacity. But, as downtown grows and surface parking shrinks, it's more important than ever that we push as hard as we can on improving Transit and expanding RT. Jenny Motkafuck would be an absolute detriment to this city.

Are Glasshouse units still for sale? What impact will the second residential building and Sutton development have on those units (assuming it’s not sold out?)
