Hi everyone. I was through town recently and while going up McDougall Hill took a look at the undersides of the Chateau Lacombe parking slab. OY! I realize I was looking from a distance but, even so, that think looks ready to crumble into a powder.

Given its age, exposure, and what appears to be nominal maintenance, that thing has got to be nearing end of life. I know that proposals have come and gone for redevelopment, but at what point does that parkade get identified as a safety risk, and either rehabilitated or rebuilt? From experience, I know that rehab costs for structured parking can be exorbitant, given that you never know what you're getting into until you start the actual work, no matter how many chain drags the consultants do beforehand.

Might this possibly force the owners' hands to do something sooner rather than later?

For a similarly aged building, look to the work done on Edmonton House's exterior exposed parkade walls two years ago. Something likely will need to be done sooner than later for Chateau Lacombe.

Is the Chateau about ten years older than Edmonton House? Maybe not that much?

I assumed that Stationland's was dead but on this survey on Edmonton Insight Community: https://www.edmontoninsightcommunity.ca/S.aspx?s=953&r=Or9656Ju0ZN86oZ23lS11N&so=true&fromdetect=1 , one of the statement's for North of Civic Precinct was: "• The City will work with the Stationlands development to improve the north-south connections to Chinatown and east-west to the LRT Shared Use Pathway and Mary Burlie Park." Does this mean it is still happening?

Qualico certainly is evaluating their options and likely will have some residential next.

Right now their land looks like nothing less than 🞵🞵🞵🞵, putting it mildly. It has to be one of the most ghetto/abandoned-looking areas in proximity to the downtown.

Should have been done years ago. I was never a fan of the giant 'mall' podium and office towers. It was out of scale from a physical design perspective and an outdated development approach - a giant podium within a superblock that is inward focused.

Bingo.

That said, there are few parties with the breadth of vision, acumen and financing to successfully pull off a large site like that, and vision includes bringing in architects and land use experts that can bring world-wide expertise to the table.

you do know that most of the podium disappeared and most of the vertical elements brought directly to grade (albeit still on a single parkade structure) years ago once the original edge conditions (abandoned post office, school board warehouse, east and west annex etc.) changed? that’s been in the public forum since before the first galleria integration.

What a view of the parking garage they will have.

I like the tower though. Not entirely sold on the brick at the bottom, but I like the thinish profile, especially for a not overly tall proposal.

That parkade has got to go. Do I hear correctly that the hospital wants to rebuild the parkade? Insane, just pure drunk-as-stink insane.

I didn't even know that hospital was still in use anymore.
