1710 Lavaca is owned by Palak Investments, Inc. (based in Corpus Christi), and according to a quote in a Community Impact article by a current tenant, an 8-story Marriott is planned for the site. But the person quoted said they had a lease through 2020. I'm amazed that somebody other than White Lodging would be planning a Marriott Downtown.

The site on Streetview:

From the article:
Quote:
Last year the Lavaca Street property was sold to Corpus Christi-based development company Palak Investments Inc. Cowden said the developer plans to build an eight-story Marriott Hotel.

Palak Investments also owns 76 East Ave. which may be the site of the proposed 14-story Fairfield Inn. But we need some clarification on the addressing for that project to know if that is the Fairfield site.

Would like to evaluate trees on site in context of potential redevelopment.
That tree evaluation filing is all we know about a potential project for that site.

welp.... I'll be a person of interest in this development and I'll fight it to save that gallery... might not work... but I'll do my best.

Ugh. Sometimes I loathe this city. My other home base (in Italia) has structures standing since the 16th century and here everything gets razed for a frickin Marriott or basic "Mackenzie" or "The Chad" apartment mid-rise. Over it. Sorry.....NIMBY rant over. Done....phew

This is how I feel about the building where Sullivan's was. Stick to empty lots before tearing up existing buildings, especially when they are being used.

Me too. That area is somewhat of a dead zone in need of development. But it makes no sense to destroy the good stuff that does exist there.

Here’s Rev. 6 of my 2018 list of Austin’s tallest projects that have at least one building 150’ tall or taller or appear to based on available information.

There are five status types:

U/C – Cement has been poured

Site Demo – At least one structure on the site has been or is being demolished

Site Prep – Dirt is moving or utility work is underway

Proposed – A specific project has been announced or project documents have been filed with the city

Planned – A project is envisioned, but no specific project has been announced or had building permits filed with the city

Note: Projects are listed from tallest to shortest with the exception of the “Planned” projects. "Planned" projects may be viable projects with tall buildings, but I didn’t want them to be listed with the projects that are further along in the development process.

Some of the “Proposed” projects are having trouble getting underway. But I still list the projects as “Proposed” if the original developer still owns the site or the site was sold with an approved site plan.

Projects highlighted in Green are underway per the developer, and may have a status other than “U/C”.

Projects highlighted in yellow were completed in the current calendar year and have been removed from the project count.

There is a new "World Class Capital" project sign on the Jos A Bank building at the southwest corner of 4th and Congress. Is it going to be another remodel/renovation as was done to the old Spaghetti Warehouse building just west of it? Or something else entirely?

I am a bit surprised that the Jos A Bank has been there all of these years. I don't get how it stays in business. Who needs to buy 3 for the price of one suits anymore?

Another surface lot bites the dust.

Never mind. I was able to read the entire article. Looks like this building will be about the same size as the new business school just down the street.

The city would have to incentivize this somehow... maybe unlimited FAR on surface lot development or reduced fees

Coolio. Worked for me.

Three Congress storefronts will soon be dismantled

For over a decade, three properties at 907, 909 and 911 Congress Ave. have stood vacant as they awaited a plan to restore their original facades. In September of 2006, two of the properties were approved for dismantling, but now the owner, Dalton Wallace, has approached the Historic Landmark Commission to ask that all three be approved for deconstruction and subsequent reconstruction.

At their June 25 meeting, Historic Preservation Officer Steve Sadowsky presented the commissioners with very specific instructions about how to handle this request. “The best proposal here is to deconstruct these facades and then reconstruct them after the (high-rise) behind them is completed,” he said. “The question before the commission tonight is whether you all believe this is appropriate treatment for these buildings.”

Although the commission was concerned that this request was putting the cart before the horse, it unanimously approved the dismantling and storage of these three historic facades while the planned high-rise project behind the facades is constructed.

[snip]

He explained that the high-rise project, although not fully designed, would be beneficial for both him and the city. “(I want to) get some money on the tax rolls for the city of Austin and make a couple bucks for myself, maybe,” he said. Even though the commissioners requested that they would like to see project plans, both Wallace and Hatch explained that producing the plans before they were granted approval to take down the walls would not be fiscally responsible. According to Wallace, it would cost $850,000 to produce the project plans.

That name Wallace sounded familiar. That's this project that had been proposed there. This is an old project - going back several years. I'm glad to hear they're not done designing it.

I remember not long ago someone on the forum had posted a couple more renderings of it. I don't seem to have those saved. Honestly, I don't have a whole lotta confidence in this one.

Buried back in this thread are some renderings for this project and some info for a similar one across the street in the 900 block of congress.
