It also has it's second completed deal. This one will be going ahead full steam.

Does anybody else think this project looks like crap?

I feel like the architecture was inspired by a stack of boxes.

I agree with that, too. They could have done so much more with that site .... but the building regulations got in the way, I think. Seems a shame to waste the site with that building.

Great news!

I for one like the design of this tower. It adds a little girth and a strong presence missing in our central business district without making the tower look stubby.

I hated the first concept. Was plain and far too stunted in appearance.

Will give props for the redesign this time.

It would have to be a decent size office to warrant mention. BLG is possible, its maybe 150m or so closer to the courts. Blakes has been looking to move, and its really only a block or so away from the current office. Faskens is out as they're in Bentall 5, BHT/Norton Rose have their nice new digs at Telus. I cant imagine Lawson Lundell moving from Cathedral Place. Great location. You're probably correct with the BLG guess.

Really liking the redesign. Not sure where people are turned off from the redesign since Vancouver doesn't have a tower of its kind and flows very well from bottom to top. Maybe people who like post modern art known to be trash, will evidently not like this tower....

It also looks pretty nice in the skyline compared to the stubby previous proposal.

Heard a rumour a bit of height may be shaved off this one due to shadowing concerns on Harbour Green Park.

Sure hope it isn't true.

It was a condition of the rezoning that the tower had to be reduced in height or "reshaped" due to the shadowing on Harbour Green Park.

Here's the excerpt from the rezoning report:

"...staff assessed for shadowing impacts was Harbour Green Park, which is located due north off West Cordova Street approximately 650 ft. away. Staff have determined that the currently proposed form and height does create new shadows on Harbour Green Park, which is not acceptable. Conditions in Appendix B require that the building be reduced in height or be reshaped in order to not produce any shadowing onto the park boundaries during the period of 10 am to 4 pm, between the spring and autumn equinoxes (March 21 to September 21)."

I'm guessing we see the final height/design at the DP stage. Hard to tell if it will require a substantial change or if this is just minor.

Look minor based on the Oct 6, 2017 shadow analysis (unless that is out of date?).

... oh, and look, the shadow is in another shadow at least part of the time
- so could that be a shadow shadow? like being in a view shadow?
