I’d like to see how “the towne on 7th” turns out. That’s a nice missing middle Project from what I can tell posted on Building Salt Lake website

Anyone know what happened to the Regent Street Hotel? It was announced three years ago and was supposed to be completed this past spring...

The Developer, Form Development, is still working on the Violin School and Public Safety Building rebuild with Cowboy Partners.

The Regent Street Hotel has been pushed back while the developer keeps looking for additional financial partners. Their main backers, the Pelorus Group, ran into some SEC issues. Not sure if/when that will be resolved but they are looking for another primary backer.

If anyone has the chance, there is a work session meeting tomorrow for the SLC City Council and at 3:50 they are expecting to hear from the Ritchie Group regarding their proposal to have a portion of the Phase 2 area rezoned to D1 from D4. They will also discuss the Planning Commissions recommendation regarding their overlay update regarding the 375' allowance for D4.

It is #3 on the above link. There are 3 files included, Attachement A has renderings of the master plan for Block 67. The office tower is planned at 375', the Residential tower is 268' and the Hotel tower looks to be about 240'.

The Office, Residential and Hotel Towers all will share a common base.

The SLC Council usually does live streams the work sessions through their face book page for those that can't attend or view from home, so if you are able to have in a window while at work and want to follow along, it may be an option.

The planned decision date for the council to finalize the zoning on Phase 2 is: Tuesday, August 14.

We talk about new developments and height a lot. As we should. Not only are we a vertically challenged city, SLC can be culturally and people challenged City. I’m just as excited to see our city fill in with residents as I am to see parking lots get developed. This will create a great foundation for the city to build on and be a well rounded city. There was nothing more depressing then being in an empty city like SLC in the past. Very happy to see all the demand for living down town.

Why don't the finished buildings ever even closely match the renderings around here? Is there no urban design or planning commission oversight?

Height is a disappointment but I'm even more disappointed in the fact they haven't even moved on Phase 1 yet. Projects like this always make me skeptical ... when developers get way ahead of themselves. Especially if the developer doesn't have a history of this large scale of a project - which The Ritchie Group doesn't (that's not to say it won't happen, or they can't do it ... but I fear we'll get a way scaled down version of what we're seeing).

Agreed that they shouldn't really worry about phase II until they make some physical progress on phase I. I agree it doesn't look to top out at much more than 275' or so, but that doesn't really bother me. For the location it's plenty of height, in my opinion. More importantly it has tons of street level engagement, and a grocery store for the west side of downtown is a great feature. If we got both phases of this project built as shown here I'd be more than happy with it, but as others have said, I have some doubts.

Some info on the Block 67 project from work session. The delay isn't the developer but more so from the City (yay...).

The Developer is working with the County and the City. They have the approvals from the County since the County owns some of the land and the City has approved the Master Plan for the project. The City needs to approve the inter-local agreement between the Developer and the County as well as the zoning change for Phase 2 as it is part of the Master Plan and an RDA agreement for funding.

The Developer is okay to proceed without the RDA funding ($15 Million) as they would like to start as soon as possible.

The City has requested that the Developer, the County and the RDA team work with the Community and the Japan Town representatives to see if there are ways that they can incorporate or at least add any adjustments to the project to acknowledge the history of the area into the project without completely redesigning the project.

The Developer would like to move forward on Final Design once approvals are given from the City (next month). They estimate it will take 30 days for final designs before they can start the project.

Notice to the USPS is expected to be given about 6 months into Phase 1 construction (April 2019 tentative timeline). That is to give them time to find a new location and relocate. Phase 2 should start construction approximately 1 year after completion of phase 1. Phase 2 is a multi-phase project to be built as market demands either all at once or over a few years. Residential Tower (268') is first for phase 2, Hotel and Office are as demand needs. I think this is where the grocery would be located as well. Additional residential building (low rise on west side of new mid-block street) would be added after tower is built.

Block 67 and Convention Center Hotel

Wow thanks for that info, it does look like Block 67 is currently showing some progress. Something interesting to look at is if the hotel envisioned for Block 67 is going to be the Convention Center Hotel we have been hearing so much about. I actually hope it is not, I would prefer we have two new large downtown hotels rather than just one, as I believe we currently don't have enough for a city our size. However, if they are a part of the same project I think it is more likely a hotel gets built at this site at a height of around 375'. Definitely will be something to keep an eye on, it will be interesting to see the final location chosen for the CCH. They just need to hurry up with it.

So August for approval from the city, then September for beginning of construction? Is that what that means? If so, that's great news.

What exactly would a zoning change from D1 to D4 mean for phase 2?

I think not as currently envisioned. The proposed Block 67 Phase 2 hotel only has 308 keys so would have to be at least twice as big to be the CCH.

Maybe the office space will swap places with the hotel allowing for the CCH with 700+ rooms and the office being smaller can be built sooner due to it being easier to lease out the needed %.

Another development has officially went tits up.

A couple years ago a developer purchased all of the houses on bishop place... the street right behind the old op skags building. They moved everyone out and boarded up all of the houses. They planned on tearing them all down to build town homes or somthing. It’s really sad because the houses have now been sitting abandon for two year. At least they were occupied before.

The property is officially up for sale now. So that’s apparently not happening and we are left with a whole street of abandoned houses.

Actually it says on the listing that they are approved for demolition.
