Unlike the Caisse, AIMCO doesn't have a mandate to bolster provincial development. AIMCO's been explicit about that, and rightly so. The Caisse's Quebec-first mandate has a history of being used as a political tool.

I'd personally have preferred that an under-represented pension fund from outside AB bought the tower; that would have been a much greater vote of confidence. There's a lot of significant funds that continue to avoid Edmonton.

Just my $0.02, from my past experience in the fund investment management realm.
AIMCO said that publicly about 3-4 yrs ago and have been working on diversification, but to acquire perhaps the top or near top office asset with incredible covenants on a major corner in the Downtown is a reasonably good bet.

For more than 13 years, a fenced-off lot right in the middle of downtown Edmonton has left people with questions about what’s happening.

“That site has been sitting in that condition for far too long,” Councillor Scott McKeen said on Friday.

The location, at 105 Street and 100 Avenue, once served as the home to the Arlington Apartment building, a structure that dated back to 1909.

It was destroyed after a fire tore through it on April 5, 2005.

More than a decade later, there is quiet talk of a new development on the site.

A panorama of Edmonton's skyline from the north side. The crane visible on the far right of the photo is where MacLaren Tower is being built. This gives you an idea of how large Edmonton's urban footprint is.

The former light industrial area beside the Brewery District has had all streets and sidewalks redone last summer. The area no longer feels like an industrial area.

Looking south down 124th street you see MacLaren Tower under construction in the distance.

Getting closer makes it easy to see that MacLaren will demand attention when complete.

There are still some vacant lots to fill up but looks a 1000 times better than it looked 18 years ago.

Gotta post that in the Canada forum!

no kidding.. it's easy to lose perspective of how spread out the core is... now just imagine that pano covering all of jasper ave once quarters and stadium are built out!!

because I'm part scientician I had to get some numbers on the overall size of the core..
full length of jasper ave from 124 to 82 St is ~5.5 km
for a N/S dimension, I went with 109 St from 111 ave, as it's the first that intersects both streets book-ending Jasper, down to the legislature.
clocks in at ~2.8 km.

so how does that compare to other canadian cities?

here's calgary, similar dimensions cover 9 av from crowchild all the way into inglewood, and 4th st from the bow to the elbow river

in vancouver, jasper ave's distance will take you from the lagoon all the way to commercial dr on georgia/prior streets, and the 109 equivalent covers granville st from waterfront to 4th av

the toronto equivalent would cover queen street from don valley to ossington ave, and yonge st from front to bloor

so yeah, the edmonton core is pretty huge, and has enormous growth potential

and if I'm not mistaken.. from those maps, it looks like jasper ave could potentially become the longest continuous strip of highrises in a canadian city?!?

this is why I continually question and criticize the subpar infrastructure the city is building, do you want the core to be able to accommodate some serious growth or not

Sure, but could you do that comparison for each of their 'Downtowns'?

This picture reminds me why I detest 104th so much: look at the size of that Tim Horton site.

Why the city ever turned its back on Jasper Avenue to create a Disney-like multi-block strip mall called 104th Avenue will never make sense to me.

All that land fronting 104th Ave. was vacant 30 years ago, the city was desperate to find developers that were willing to build anything along that road. It isn't perfect but it is still better than vacant lots, and those buildings can easily be demolished to make way for something more urban in the future.

Ultima diagram now up. I'm having trouble making these look good at a 1m=1pixel scale, but it's better than having nothing.
