Me either. A bigger house and yard in the 'burbs isn't as important to me as it was when I moved out to bumfuck along the Hays/Caldwell county line several years ago. The commute is getting more and more unpleasant as well. I've been checking out downtown condos online and prices seem to have flattened out of late. Maybe someone in the real estate business can confirm that? The timing of my move back into Austin coincides with the time frame of this project.

Damn son. Come back to the light. I founded a music festival is San Marcos a few years ago, had to make that drive often. No fun. Tons of toothless wonders.

LOL. I had always lived in Austin or Round Rock until my last move. My take on the southern tip of the Metro which I define as Kyle/San Marcos/Lockhart is:

Kyle - Safe but boring bedroom community with enough shopping to meet daily needs.

San Marcos - Awful, has a crime problem and a highly transient population (Texas State) that doesn't care about the city. But it is a self sufficient city with entertainment options. But it is awful.

Lockhart - Outside of BBQ it has nothing but small town charm for those into that. Austin's sprawl has barely touched it. But that will soon change.

San Marcos has a crime problem? It has a lower violent and property crime rate than Austin. We live in Buda, and love it here. Easy drive into Austin or San Marcos. But don't need to go to either to get any essentials.

The context for my post was among southern Metro towns. I use Neighborhoodscout.com to compare crime rates.

Austin is rated at 10% (Safer than 10% of all U.S. cities)
San Marcos is 11% (Low number (high crime rate) for a suburb)
Lockhart is 23%
Kyle is 40%
Buda is 37%

Yeah, depending on the building it's not a bad time to buy right now. prices have plateaued, and many places are selling for what they would 2 years ago.

That shouldn't be too surprising, there is a lot new supply in the area. Developers eagerly overbuild, as usual.
FWIW, it's incredibly difficult and somewhat counterproductive to time real estate markets when one's prime residence is concerned. You have to live somewhere, and there are so many confounding factors that have nothing to do with the price dynamics. Find what you can afford and enjoy, buy it, and don't worry too much about ups and downs.

I dunno about Seaholm, but west facing units in the 360 have dropped due to third and shoal taking away much of their lake views. The east facing units seem to have stayed steady however.

Seaholm always seemed overpriced to me in the first place. I mean for, let's say, 1250 sq. ft., a place in Seaholm is almost $150k more than in the 360. But it's not necessarily much nicer, just newer. You could buy a place in the 360, and put that money into doing a substantial renovation and come out ahead. Or so I think.

I'd still rather live on a ranch with few neighbors than downtown. "Toothless wonders" and all.

Mostly because of the attitudes that refer to the outskirts as "toothless wonders."

I don't drink, so I don't need to live near bars and drunks. I don't dance either, so I don't need to live near those places. The restaurants would be nice to live near, but they're all overpriced because they're downtown.

If I worked downtown, I would probably change my tune. But I don't work down there.

I enjoy the tall buildings and the history of the older buildings. I enjoy some hustle & bustle and bright lights from time to time. But I feel more at peace in a slower pace. I like the elbow room. I like country roads, expansive skies, being able to see the stars at night, and being able to hear nature instead of sirens and traffic.

Both places have their positives. I just prefer one over the other.

For me personally I would rather live in the outskirts that in the city, a ranch would be perfect. I want to live far enough away where prices are decent and close enough to get to the city semi easily.

I grew up in Buda/South Austin and thought it was the perfect distance away from downtown to enjoy some peace and quiet when necessary and then go into town when you wanted.
