Amazon will be taking almost all of the available office space? That’s a huge swing from what was originally announced.

With this deal it feels like Vancouver is graduating to the next level as a city.

Like I said last page, and several months ago, Amazon is not done yet.

And the Deloitte thing isn't necessarily a red herring. The developer could just have easily pitched Deloitte on the project. It's SOP to put a company's name on a model when you do a dog/pony show for them.

Thanks for the update!

I think the removal of the red stone from the base is simply a reflection of the change in use.
The design of the building has the block "floating" above the at-grade section, and the removal of the red stone is still consistent with that design.

The site was probably tenuous for retail anyways - the only advantage being the large floorplates.
At least with the removal of most of the retail, the heritage façade is unlikely to be peppered with retail signage.

This is still basic as fuck for such predominant reno.

But whatever, I'm okay with this project anchoring other developments around the area.

May I agree totally with that? It's an opportunity lost on what could have been, and we end up with two grey, bland mid-rise boxes, yet as you say, that it 'dynamize' the district.

Vancouver Office Building is “Improving the World for Everyone” – Saves 24 Thousands Tons of Materials from Landfill

349 West Georgia
The more I learn about this proposal for Amazon’s newest office expansion into Vancouver, the more I hope they can stop these reviews and just build the thing already! The Downtown Post Office likely had its last public appearance before it goes to Development Permit Board in September. Maybe it’s due to the excellent work of the applicant team behind this project, but I still continue to learn more at every meeting, and this one was no exception. Perhaps that’s why Gill Kelley, the head of Vancouver’s planning department, joined the meeting for a short while.

Latest design is a lot more matching to the 60s-style podium. Love it, although still objecting to how short the buildings are.

Looking forward to see how the mini-mall portion will turn out. I always love developments where public spaces are included.

This latest revision is the best yet IMO. I love the mid century proportions of the window mullions which will act as a bit of sun shade if deep enough because of the street axis. Hopefully they took note from the original design and plan for a future relaxation of viewcone restriction to allow additional floors to be built in the future. Whenever that may be.

I'd love to see some colourful terrazzo flooring designs for plaza areas though.

Are those tennis courts on the roof? Because I hope they are as we will be losing the tennis courts in Andy Livingstone as part of the new viaducts park.

The main feature of this building will be the green glass. Sorry to curb your enthusiasm, but these towers are blight.

I agree. Simple, honest and complementary to the heritage building.

Thanks Feathered Friend for the photos of the new model. Great to finally see the model instead of hearing it described and seeing renderings. Finally I'll have something new to look at every time I'm in their office. The old model sits in their foyer.

I think the towers can turn out fine - remind me of the Guiness tower, which is pleasing enough.

Love how the columns line up to the orginals on the ground-level, looks like the mullions do, to a certain degree, as well. This is essential to tying to two buildings together. Wish the north-tower was the same proportions as the south, however.

Agreed - they've done a nice job on this version.

It would be interesting though, if they were to use a warm toned glass instead.
But the colours shown are dark enough to let the lighter coloured podium dominate.
It looks like the heavy mullions will only face the street (not the courtyard).
I assume that the Dunsmuir frontage will also have the heavy mullions?

Are both towers almost the same - just rotated copies of each other?

It Looks like the marble exterior on the first and 2nd floor is being replaced by glazing... will that be reused through out the building.. or recycled? And happy to hear about the green glass.. colored glass always classes up an office building
