It's interesting to look back to 2014, when this was first reported here, and the current brochures. The first version had a 'potential' for Phase 1 of 485,000 sq. ft. of retail on four floors. That's now come down to 272,309 sq. ft. on three floors. [
source] All phases will total 450,000 of retail - which is significant, but not huge. Phase 1 has an almost identical retail floorspace as Marine Gateway, for example.
There's no office space in Phase 1, but theoretically there's still going to be a million sq. ft. in total, with 400,000 sq. ft. in Phase 2 (20 floors of 20,000 sq. ft. potentially completing mid 2024. [

It's interesting to note that 'look at me' height doesn't necessarily equate to dramatic density. Phase 1, with the tallest tower, is 6.6 FSR. For a Downtown comparison, the 3 tower Yaletown Park development is 7.2FSR, (although that drops to 6.1FSR if you include the park that was built at the same time). Overall it looks as if the entire project may pencil out at 7 FSR if all the commercial gets built (2.5m of residential, 1.45m of retail and office, on a 560,000 sq. ft. site).
Edit - Vancouver House - which Gilmour Station thinks can be compared - is 7.00 FSR including all the low-rise elements between the bridge and ramps.
