That is so true! Placing a high-rise over top of it would mangle it. Doing that may work well for one single building, such as The Exchange, but not on a heritage building cluster.

... but there is an underlying theme that the Provinces and Municipalities are increasingly intruding into Federal jurisdiction in all sorts of matters.
This would be a way for the Feds to reinforce their powers through paramountcy (under which Federal powers under the Constitution trump Provincial powers in area where there is overlap (because Provincial powers are ultimately delegated from the Federal government and the delegatee cannot override the delegator)))

We are a federation. The constitution lays out the division of powers. The federal government does not delegate provincial powers. They are laid out in the constitution. You are correct that interprovincial issues fall under federal powers but the province have their powers outright under the constitution. You may be confusing local government powers which are delegated provincial powers making them "creatures of the province". When Canada was founded we were a rural farming country where rail and land rights were the focus. Unless the feds own the land local bylaws apply. The province can always interfere with those bylaws but generally defers to the local elected councils.

That's the short answer.

Yeah, I was over-simplifying with the Constitution being a "delegating" document
- but true, that it was agreed by all the provinces, so not truly a unilateral "delegation".

Surprised at the opposition on these boards to dropping a tower on the site. It's an entire city block adjacent to the region's most significant transit hub - 4-5 storey buildings with internal courtyard space is a massive waste.

For those wanting to guess the weekend away, we've just been made aware of a new 25 floor tower, located south of Nelson and east of Thurlow. More to come soon.

At 25 floors, I think I can safely assume that it will not be iconic.

Long time lurker, first time poster.

My guess is it is 1042 and/or 1070 Nelson.

Looks like both these properties were listed on the market for redevelopment

Really hope it is not Washington Court. Would be a shame to lose that building to development.

you mean Caroline court. Washington court is on the other side of nelson. Woukd the city allow Caroline court to be demolished??

Yes you are right. Washington Court is the other side of Nelson.

But either way, both Washington Court and Caroline Court are gems. Not to mention they both provide much needed dense dedicated rental space for the city.

I sure hope the City wouldn't let either of these be developed

ROFINA, your examples are NOT relative to Opera House. Nice apartment buildings, but apartment buildings nonetheless.
You see, this is exactly what I keep saying, backwards and non-progressive remarks like this, diminish the standing that Vancouver really has, or does not have I should say, in this world.
We are talking about world class public venues, Vancouver has.......count'em......zero. Oh, sorry, the Northshore mountains.
