I believe they sold around half of the building (at around $2000 per foot ), but they are keeping the other half to lease. If they used that presentation centre when they conducted sales, they may also use it to help with lease up.

Exactly, they sold roughly 2/3 of the building's leasable area but will still need to lease up the top ~10 floors. Might as well re-use the sales centre as a leasing show room for the time being.

I find it fascinating to think of the economics back then - it was best use to build a multi story parkade.

Imagine doing the equivalent today? The construction cost alone would make it untenable, let alone the land cost.

Kind of fascinating if you think about it.

i don't see in the plans for a connection of the new building to the Canada line station that is just on the other side of the property line, nor to the Waterfront station just across the street

yet another missed opportunity to improve a new building's connections to rapid transit?

It was nearly 50: built in 1969 (or at least some of it - it looks to have been completed in two phases). There were single storey stores on that corner before the parkade was constructed, which you can see here and here.

Where do you see the possible second phase?

Maybe a side-by-side phasing?
with the original phase within the 2 ramps, then expanded eastwards.
That would also account for the different left side (low wall instead of railings) on the Cordova façade.

So great to see that ugly, grey, concrete parkade finally come down .... and equally great to anticipate the voluptuous, curvy building to come!
That'll change the whole "vibe" of this district totally, helping make downtown feel really "Downtown" (like the song, rather)......

that's a pretty busy block, 3 office towers going up
