Maybe Two Tabor and Block 162 can just trade places as Denver's biggest development Memento Mori that is old enough to have children.

According to the site development plan, Block 162 is going to be 476 feet tall. The Spire is 478 and the Hyatt Regency is 489 for reference.

With closing on the property purchase from DHA, this very cool condo project appears to be advancing. If it gets built as per current website plans, this may well be the best looking of any high rise condo built in Denver - ever.

Thought you all would appreciate this. The Colorado Real Estate Journal had it's annual development conference/expo this morning and one of the Cushman Wakefield leasing brokers of Block 162 was a panelist. He said the project broke ground yesterday. As DJ Khaled says... Anotha One!

I bet removing the crown illumination was the ticket to getting Block 162 moving so fast. #DenverHatesIllumination

Excited to see this project next to Coors Field moving along. Mix of uses including retail, condos, office, and hotel. Anecdotally, it seems like we’re seeing a pick up in condo project proposals.

Speaking of exciting projects, has anyone heard if Trammel Crow is still moving ahead on their Market Street project? I recall that it was delayed when the lost an equity partner, but I'm hoping that it picks up steam soon. #repairthescar

This development with the Denver Milk Market really are game changers for this part of LoDo.

Love the look of the elevated glass walkway with video screen. Just wow.

That might be 560 parking spaces based on 360 sf each (varies a lot). To break it down, here's one guess for how it might break out:
--110 for 114 condos
--210 for 210,000 sf of office (1 per 5 workers)
--150 for 300 hotel rooms (wild guess on room count) (some used by office tenants during day)
--100 public spaces that also serve event space and office workers

It actually seems pretty good. I thought Denver typically does more parking especially for offices.

As for baseball parking, I doubt it. Structured parking rarely pays for itself. They'd add what the other uses need/want, and baseball crowds would be a bit of added revenue to make things work. Some stadium-area garages in my city don't even open for games, because of the staffing, liability, letting the rabble in, etc.

If there's only a 100 or so publics spaces I would think they could sell as many as they want to as part of Rockies VIP ticket packages.

The amount of parking seems appropriate, especially considering I count about 300 spaces in the current lot, so its really not that much added parking. And correct on the payoffs of structured parking, basically the only way structured parking ever pays off is if you have a long term owner that will hold onto it for 30+ years...or if you have a captive audience like at airports.

The Coors garage near 27th and Blake only opens for games...
