I know its standard in office towers, but hadn't realized that it has come to be common in condo towers in Vancouver.

Seems like it would cause long walking distances in the parkade to the shuttle elevator, then again to the tower elevator, especially if carrying groceries or parcels.

Received and email from Concord today:

A new wave of CONVERTIBLE LIVING is coming soon to Concord Brentwood, Concord Pacific's largest transformation since Yaletown. With overwhelming response from the inaugural sold out phase in 2016, the latest new phase, Hillside East, will become the hottest project in town once again.

Designed by Walter Francl, the renowned architect behind Concord Pacific’s stunning ARC project in downtown Vancouver, Hillside East will feature two towers with curvilinear façade, expansive water features and a grand central arrival court.

The updated Concord Brentwood Website is now live with additional details about the new phase. Check out the dream features in our “Beary” spacious balconies that make indoor/outdoor convertible living seamless!

Yeah, that looks pretty cool - and good for them having balcony ceiling lights too.

I wonder who - owner or strata - is responsible for maintenance of those items since they are outside and balconies are typically limited use common property.

I would guess strata. Also, the renderings suggest marble tile on the balconies?! Fancy!

Nice. Better than that grey painted concrete slab floor that's everywhere

Very innovative. Quite a beautiful set of buildings. Hope the end result is like in the renderings. Btw, would prefer more inside space since we have an awful climate. It rains half the year so would have limited use for me. For others that would be okay with them.

Interesting...Vancouver only permits balconies up to 12% of FSR to be excluded in density calculations ....and Burnaby is allowing buildings with 30%-70% balcony space. I am assuming Burnaby is not including those balconies in FSR nor charging DCLs etc on that space.

Is that a correct assumption?

Hmm - I guess that's why there are aren't any towers with wrap around balconies in Vancouver, whereas they are common in Burnaby.

That also explains why wrap around balconies have not been used to address solar gain in Vancouver with sun shading (as opposed to smaller windows and spandrel).

Vancouver House seems to have more balconies than usual for a Vancouver tower.

OD - I just had a quick look at the DP and Vancouver House had an overage of blatancies of 15000 sq ft....but added to fsr calc. http://vancouver.ca/files/cov/committees...rmit-board-1480-howe-street-DE417538.pdf

Which ultimately work its way in to psq, given that all of the CACs DCLs etc are computed on that FSR.

Thanks - I guess that's an option for the higher end projects.
It certainly adds value from an outdoor living perspective in summer, but compared to Burnaby, it amounts to a cash grab by the City of Vancouver.
The overage amounts to about 25% more balcony space than the max allowed.

Never really noticed the 4 story wood frames off to the right.

I know they are newish - but I wonder if they will get redeveloped anyway down the road.

Might feel weird living there when surrounded by the heights from Concord.

Anyone know why this project hasn’t even begun yet?

I know someone that bought in the first building. Doesn’t look like it will complete by 2020 as it’s been a pit for a year now

Perhaps a crane shortage since it seems like they have been excavating for a while. I hope the construction of these towers starts soon.

So is Concord just going to return deposits to buyers and cancel this project?
