Quite a lot coming for Burquitlam. It's going to be a construction zone for a few years. The Dansey avenue ones are just up a bit from Hensley on Westview and there is another application for large development, 25 storeys, kitty corner from Hensley, sydney and westview.

At 503 cottonwood is the approved Meridian, a 32 storey highrise on the corner of clarke road and cottonwood. Next door to the north at 508 Clarke there is an application to develop a 50 storey highrise with 295 units, 127 rentals and commerical space.

A rezoning sign went up in front of a low rise condo on the block just south of Lougheed heights, it shows that they want to put up a highrise. 625 North Road. 24 storey mixed use building.

The building next to it on the corner of Foster and North Road is also going to be a highrise and lowrise, 500 Foster.
Development Permit to construct one 40-storey mixed use building containing 284 residential units, 5 townhouse units, 5 live-work units and commercial space and one 6-storey apartment building containing 87 residential units and 7 live-work units.

At 501 Cochrane, which is across the street from where the Save-on-foods is there is an application to develop a 23 storey apartment building with 184 units.

At 597 Dansey Avenue Pre-Application to construct a 6-storey apartment with 127 residential units.

at 577 dansey avenue, there is an application to construct a 17 storey highrise.

Also on Dansey Avenue across the street from this one, 3 houses have been bought and will be redeveloped into a similiar development.

at 609 Rochester Avenue 2 blocks south of Dansey there is one of coqutilam's oldest homes built in 1920, that is rezoning to keep the house but add 2 buildings of 8 and 5 storeys and townhouses a total of 145 units.

a block south of that there at 650 Guilby avenue, there is an application to build a 6 storey building with 72 units.

At 566 Lougheed, what looks to be that autoshop next to Joey there is an application to build a 23 and 29 storey development with 427 residential units.

At 688 lougheed, what looks like the car delership they want to develop 3 buildings with residential and commerical which will have 289 units.

At 533 Delestre, which is just east of the best western they want to develop four 6 storey buildings with 281 units.

Between Lougheed and Hwy 1, southeast of where the Joey is, there is an application to develop a 6 storey building with 325 units at 560 Sunset.

All these fall into the Burquitlam neighbourhood plan.

That's a busy area. Are these all new proposals not previously mentioned here?

Yea I think the only one mentioned is the one for sydney and westview. There are also a few left out for como lake road and some for north of Burquitlam station. A couple of older 3 storey condos have been sold on clarke north of como lake to be redeveloped.

Appreciate all the updates, but to be pedantic, it is the Burquitlam Lougheed Plan. Anything South of Cameron (SOCA, I suppose) would be part of Lougheed, not Burquitlam.

It's a bit murkier than that- the concept of the Lougheed neighbourhood only really exists in Burnaby's planning. Coquitlam's plans refer to one more or less contiguous area stretching from Hwy 1 to around the entrance to the Skytrain tunnel. So for projects on the east side of North Road, the distinction is purely colloquial.

either way thats a ton of stuff going up in the next few years. As a resident of the area its going to be hard to get around for a long time.

As an aside, there is a house next to Burquitlam Park that doesn't seem to want to sell, all the houses next to it sold and are either redeveloped or getting redeveloped now, and most of the other houses for the next couple blocks have land assembly sale signs on them. I wonder why they held out, thought they could get a better price or just being stubborn and don't want to move.

Agreed, the city of Coquitlam doesn't make an official distinction, but I'd say - colloquially -, that anything north of Foster is Burquitlam, anything South of Cameron is Lougheed, and in between you can take your pick.

As for getting around, it got noticeably easier once Evergreen line went into operation, but the rapid pace of development will push that gain back over time. At least North Road is so wide that you don't typically see the construction itself blocking the street (cement trucks going in and out, etc.) the way you do in Vancouver/Burnaby etc. I've seen a few houses here and there in the area that are holding out 'Up' style, no doubt the developers are waiting for the owners to die already.

A slew of traffic concerns did not deter Coquitlam council from approving a second rezoning application for a 21-storey tower at Blue Mountain Road and the Lougheed Highway.

Although it previously received tentative approval to rezone the property, DA Architects and Planners amended its application so it could increase each floor's height to nine feet to handle modern heating and air conditioning units.
