Grouse Inn redevelopment got approved

http://www.nsnews.com/real-estate/distri...for-towers-on-grouse-inn-site-1.23279454

West Van is delaying the Earls redevelopment

Quote:
The project conforms with the official community plan and had already once been withdrawn and revised after council created a specific local area plan for the Marine Drive corridor. Darwin designed the tower to fit in with the District of North Vancouver’s Lions Gate neighbourhood towers now rising out of the ground.

The majority on council agreed it was a “good” project – but they weren’t shy about airing their grievances with various components of the proposal they felt were keeping it from becoming a great project. Among them: that there were no units reserved for subsidized, supportive housing for adults with disabilities, that there were too many parking spaces, which would negate the desired effect of getting residents to rely more on transit and walking, that the tower lacked smaller studio apartments and lock-off suites, or that the units would be too expensive to house the young families West Vancouver is trying to keep.

West Van needs a reality check.

Trying to keep families? Are they delusional? That's so comically stupid that its insulting.

Lynn Valley

hey everyone, I'm new to the site. well, registering I mean. I moved away from North Vancouver a year ago and was wondering about any updates to the Lynn Valley area. I use to live up on Mountain Hwy. Do any of you ever get up there, and if so, would you mind snapping a few pics? I am especially interested in the Bosa project.

Councillors in City of North Vancouver Willing to Trade Rental Housing For Election Votes

151 East Keith Road / 210 and 230 East 2nd Street
Sometimes it’s funny what we can learn in the quiet moments when people don’t think anyone is listening. For a little while now, during these quiet periods while the UDP deliberated, I would occasionally hear a member of the applicant team complain about how building rental housing in North Vancouver was getting more difficult. As the weeks have gone by, I’ve heard those complaints grow, both from teams at the UDP and, even at general open house events in Vancouver. Still, it wasn’t our concern; It’s not that we don’t think Vancouver’s suburbs don’t need more housing it’s just… frankly, there’s only so much time in a day. That fact hasn’t changed, but it’s clear from the recent actions of North Vancouver’s City Council that these claims have merit, so how could Hannah and I stay quiet.

The comments we’ve heard really aren’t that shocking. In fact, they make perfect sense. In recent years, North Vancouver has greatly contributed to our region’s livability by increasing its supply and diversity of housing. However, this transformation has angered many residents who still believe North Van is a sleepy suburb. Now with an election at hand, and an opportunity to seize the prestige of the mayor’s chair, some on council have decided it’s easier to appeal to these baser instincts than to care about the realities of today.

The 151 East Keith development is coming back to council tonight with a little bit of a tweak. But it is all very disappointing that it has come to this. It seems as if councillors are scared shitless of NIMBYs this election and are doing everything they can to placate them.

Was at the Lonsdale Quay area last Friday evening after work. Great vibe and vibrancy over there! Love the new Polygon museum (opened till 9pm!), the Shipyard's attractions and a couple of blocks of shops along Lonsdale Ave. Wish there is more happening at the market and Esplanade in the evening, and more widespread.

Yes it was, and lots of kids and parents playing there! Nice view of the park looking up towards Lonsdale Ave too. Felt like you could slide down Lonsdale and end up at the water park.

I was initially quite disappointed with the design of the Polygon gallery but think it has turned out quite well. The spray park/plaza is also fantastic. Was JAMMED with kids on Friday evening. I am optimistic the Shipyards plaza is also going to be quite a hit when it's finished next year.

Including a great proportion of the units as rental.

Now 90 condos (previously 141), 100 rental (for minimum 20 years), and 11 non-market rental (to be administered by WV).

Is this on the leasehold or freehold portion of Park Royal?

This site is about half freehold, half leasehold. All of the residential is being built on the freehold portion on the corner.

As access to the site is through leasehold land, the applicant has
future-proofed any unlikely interruptions by providing an alternative
access point via Taylor Way. A portion of the east building will be
constructed with ‘knock out’ panels should a new parkade ramp and
access be required. This building lobby has been designed so that the
unlikely future access would not interfere with it.
Funny tidbit about the leasehold/freehold situation.

I was at Park Royal 2 weeks ago and I got a flyer on my windshield in english, chinese and farsi I think, about how much traffic is going to be so much worse and don't let these towers get built. I didn't read it all.

The Westbank project out in Horseshoe Bay seems to be making good progress, they've carved a good chuck of the hill away.

to be fair, traffic is a massive concern on the North Shore. Basically every conversation starts and ends with how bad traffic is. I can't blame people thinking more towers is just going to make it worse.
