Great shot. The Convention Centre roof is really looking good, maybe it's just the right time of year.

That Bayshore site is a gem.

A tower just went up in front of me blocking a large portion of my favourite view of the mountains up Howe Sound. There was a time I was able to watch the SeaBus cross Burrard Inlet on its way to Lonsdale Quay & also portions of the Stanley Park seawall but those views are also gone. Something I've noticed is how much sunlight is reflected into my apartment by the newer towers. The latest tower is so bad I can't look out the window at certain times of the day as it's quite blinding; turns the place into a greenhouse.

Went past Sequel 138 back on the 9th. The street vendors had camps along the front. Quite a bit of garbage needed to be cleaned up. Must be a challenge to keep that sidewalk clean. My pic:

Great Renzo Piano with premium Peninsula hotel, it will be the most luxurious hotel and residential project in Canada for sure

Sequel is ugly. I hope the off setting of the windows fad is over. It looks ridiculous. Also, painted concrete? Should be bricks/stone.

Also, why is the city allowing vending here? They should stop it as soon as it happens

Not concrete - it's woodframe construction.

Sorry - you didn't specify it was just the first floor you wanted brick/stone. It might look a bit out of place with that coloured board on the upper floors, but nothing about the building is going to win any design awards.

Maybe someday a mural of some sort will be painted on this building - ie Vancouver Mural Festival.

Well, as painted concrete at least it's relatively easy to paint over the tagging. That's more difficult with brick or stone.

Allowed and happening are very different.

That stretch of Hastings is rough lately, even by rough stretches of Hastings standards.

The juxtaposition between East and West Hastings is so absurd, it really highlights the obscene failures of our society.

That's just because you led with offset windows, so people still thought you were talking about the area around the windows. The most prominent painted areas on the building are the coloured panels next to the offset windows, so the inference was that your "painted concrete" reference was to the panels or walls next to the windows - that's why the next poster said it was wood frame - i.e. the painted sections next to the offset windows are not painted concrete.

PS - at least on Sequel, the offset windows are consistent (and look a lot like the ones on Patina)
- on The Independent, the offset windows are more random.
