I knew it was only a matter of time before RK Mechanical high-tailed it out of Stapleton. That's a large parcel that can soon be redeveloped.

Gonna call b/s on this being the final rendering. It looks like it was based on the color palette used in the Master Plan by Jensen and Partners for the Denver Health Campus- which completely ignored the red brick that has been used as the cohesive material on all projects over the last 20 years.

While I'm hopeful something awesome will go in there, I hope the neighbors don't NIMBY too hard against anything that gets proposed. I know they may have to face increased traffic if whatever new becomes a big hit, but let's hope they remember it'll still be miles better than the RK site.

Going to say it now- it's going to be a mix of single-family homes and some townhomes. Can't see anything else going there with the access issues and the Stanley sucking in all of the local options for something that would be remotely interesting.

That's what I'm thinking. It's not really a great location for retail.

Yep, back about 4 years ago, some neighbor NIMBYed out for whatever reason, and gathered a bunch of signatures urging the city to zone it for single family homes only once RK leaves. Nothing really came of it, but I'm sure he's getting his signs and positions ready for round 2.

The Golden Triangle is perfect place to allow greater height. Anyone know what the height limit is there?

I totally support this move - many of the examples given are indeed scars on the neighborhood and the lost density under the new rules is not all that substantial.

Highlands & Tennyson Street in particular got a lot of this stuff.

It's interesting in that LMC didn't care to chase downtown sites initially, instead building in the suburbs. Being early to that market I suspect they've done well. They obviously have taken a shine to Denver/downtown at this point.

I've rented in the union station north (I think it used to be called Prospect?) neighborhood for 2.5 years now. I read here: https://businessden.com/2017/11/08/land-behind-coors-field-fetches-7m/ about a potential 12-story apartment tower. It's one of the last swaths of land that isn't currently developed. Most of the neighborhood consists of 4 or 5 story apartment complexes, so this would be a big addition.

I noticed over the weekend that temporary fencing has gone up along the property. Has anyone heard anything else about this project? I was gonna send some photos to the Infill guys, but it's just temporary fencing right now. I figured once anything substantial happened they'd be all over it.

Looks good + condos is a win. Is that ground retail too?

There's two BIG trees next to this property (well, between the sidewalk and the road). Doesn't look like they're gonna survive this, though.

Very interesting, but this is actually a different plot.

The plot of land where this photo is used to be a tire/car maintenance shop. It's been abandoned since I moved into the neighborhood. It's a big white 1-2 story building with skylights.

The potential 12-story property is slightly northwest of this.

Dang, more new developers that I've never heard of wanting a piece of Denver.

LMC has their own capital and I'll assume a condo project can pencil out well enough to be funded. Who knows about Property Markets Group? There address is 111 5th Ave, New York, NY 10003 and their website looks credible:
