I've considered that area, myself. Even though west midtown arguably has a more dense aspect and better entertainment options than the EST... the parks, restaurants, and general feel of the EST neighborhoods is more "Atlanta" and easily accessible to Midtown and Downtown, IMO. The west/northwest still feels a bit isolated, although that will certainly change as you mentioned in the next few years as more of the west side neighborhoods develop, build along the beltline and reservoir park, connect back towards downtown and Midtown, and potentially transit services are improved. Unfortunately, I don't think a dedicated transit lane will occur from the hub around west midtown to the east side any time soon (not on the proposed MARTA sales tax list from the 2016 referendum), at least not without a transfer.

I normally don't follow Atlanta, but with the recent revealing of 1125 Peachtree, and Cousins Properties new office proposal, seems like a good trend is happening with regards to skyscrapers in this city (optimism in otherwords). Seeing some of the high rises and mid-rises on this compilation, Atlanta is on the right track. City looks like its booming, and thats always a plus.

The pic in post #8077 by Atlanta3000 does a good job of showing the aesthetics of the skyline. Solid infill within the various skyline nodes.

Likewise for post #8071 by premieratlanta. Its a good thing that these developments are spread out, versus all concentrated. I'd rather see mid rises and compact/efficient lowrise apartments versus attached single family homes. Rapid growth within the metro should ensure continued densification.

Loading docks are located off of 13th Street. With all of the new office space proposed in Midtown, it seems like something has to give. Proposals now include 1105 West Peachtree, 1125 Peachtree, the Metlife project, Cousins new proposal, and the Campanile expansion. Is the market strong enough to absorb all of these proposals?

Remember when Buckhead was building 3 new office towers and the developers jointly advertised in New York newspapers as a brilliant marketing scheme? It worked.
IMHO, I believe Midtown is the hottest submarket in Atlanta right now, and there seems to be a renewed interest in constructing highrise buildings near MARTA stations, especially in the city's core.
Besides, all of these current developers have deep pockets and stellar portfolios. Selig's 12th & Midtown is in the final stages of completion, MetLife would bring thousands of its own employees and Cousins has rarely disappointed.

Maybe these developers know something BIG that we can only speculate about.

Could be. It's just hard to imagine that much office space going spec at the same time. We've got all these proposals and no confirmed tenants.

Anyone and their mama can propose something. But I personally don't take those proposals seriously until shovels hit the ground (even then, it's still not a 100% lock the project will happen) which is almost always dependent on the usual caveats, such as "market conditions" (code word for landing a tenant or tenants) and getting financing.

Just a heads up, this is Metlife Investment Managment arm of Metlife, Inc- so they're only an investor/manager in the project along with JLL - they're not going to be a tenant here.

I believe all of these recent proposals point to a shift in capital from apartments(residential) to commercial. That's not to say none of these will go spec. Some might as the market continues to drive investment towards commercial development. The more competition there is to invest in commercial the riskier the investors will be with their capital. But the rise in commercial proposals vs. apartments/residential show that developers certainly believe investors prefer commercial at this time and they're lining themselves up to go vertical first.
