They've had that fence up for what's felt like a year already. Glad to see progress so Rio can't start looking less industrial.

Hopefully they will clean up McClintock from Rio to university on the east side. At least renovate the store fronts. A multifamily/ hotel/ Office / retail center would be great there.

Looks like we may be seeing the first round of proposals for the Novus corridor:

The joint review committee (that does design review for ASU projects) will be hearing presentations in their upcoming study session about two projects:

• "Aspen Heights Mixed-Use;" and
• 777 Tower at Novus

Haven't been able to find anything more about the specific projects. Aspen Heights is a student housing developer. They recently completed a pretty good looking high-rise in Austin.

777 Tower is another DAVIS/Ryan collaboration. They've shown with Marina Heights, HFL III that they do good stuff. Too much to ask that it be our own version of 777 Tower in LA? Haha probably. Excited to see though.

In Addition to the above post, the SW corner of University and Rural that is currently the site of Beverly Hills Car Wash will soon be vacant! The car wash will be relocating near broadway and rural! With that said, does anyone know what will be built there? Is it part of the Novus Innovation Corridor plan or a potential separate development?

Definitely one of the most prime parcels of real estate in tempe. Im excited to see what becomes of it!

That corner is slated for an ASU building, ISTB-7. It's a science/research building, 250k sq. ft., $175m. I don't think I've seen final renderings of what it's supposed to look like, but there was a proposal by Studio Ma that was NOT selected that got a little news coverage here: https://www.bdcnetwork.com/new-arizona-s...g-will-reach-triple-net-zero-performance. I believe they DO plan to run the light rail through the building.

My guess is that the "777 Tower" will be on the NW corner, as 777 S. Rural would be the rough address on that corner.

Biodesign Institute buildings (A-D) and the Interdisciplinary Science & Technology Buildings (1-8) are different. BioDesign D will get built closer to to Bio C whereas ISTB 7 will be at the Rural/University intersection.

I came across this brochure that has another rendering of it (not sure if accurate).

I wouldn't read too much into the zoning standards. This looks like a foundational plan for whatever they're going to do.

Assuming you mean University/Rural, I think we're going to get an idea soon. Same day that the PowerPoint is being presented to the Joint Review Committee in their regular meeting, they are getting presentations on two projects in their study session: "Aspen Heights Mixed-Use" and "777 Tower at Novus." There's been no additional information other than the agenda that I've seen, but my guess is that "777 Tower" will be proposed for NWC of University/Rural, as the address there would be roughly 777 E. University.

You're right I meant Rural! I wish we knew what was going on with Skyview now that the Greek Village and Rec Center is wrapping up!
