Good luck to him/her. As of October 2017 SALT had written in their lease that staff may enter any apartment at any time without notice to repair or investigate issues in that or adjoining units. I have heard multiple reports of people getting out of the shower or being in bed to be surprised by someone walking around the apartment. In all my years I've never heard of a place having such disregard for people's privacy and it definitely won't last but to my knowledge it's still going on.

Your assessment is pretty spot on, looking at current and historical numbers in CoStar. Using only top tier properties, occupancy is at 93.5%, the highest since before 2008. Rental rates, vacancy and asking rent per unit are the highest since 2008 as well. Percent growth has slowed.

I saw signage on the windows at Luhr's for La Madeleine Country French Cafe and Serafina Coffee Bar. Also looks like the Subway has closed.

new coffee shop (Serafina?) has also opened up there...pretty good stuff

Can any of you restaraunt guru's tell me why ZPizza on Thomas in Midtown closed shop? It's one of my favorite lunch go to's. I can't find any info on why they closed though. The business next door closed a few months ago. Is there a plan to sell or redevelop this building or something else?

I don't know the specific details surrounding that location, but ZPizza seems to be in flux in the local market. The ice cream shop called "Pink Spot," which was owned by the Midtown ZPizza franchisee, closed a while back, and so did the downtown ZPizza on First Avenue. There's currently one listed as coming soon to Tempe, but nothing else in our local metropolitan area.

Usually when restaurants close it's because they aren't profitable.

They were usually fairly busy, especially with the lunch crowd. The notice on the door almost sounds like they were evicted by the owners of the building.

Whoa that's terrible! I used to go there all the time when I lived in Encanto Palmcroft and still regularly go when downtown for work and entertainment.

It was awful news when I heard it. That was my goto place for pizza dough. I had poor luck with their delivery in recent years but would occasionally pick up. The two Z Pizza locations that closed as well as the Pink Spot were all owned by the same local family.

Part of the new tax law the states get to submit census tracks that need help and are prime for investmen and basically use development investment as a way to lower tax burden.

The state managed to get the downtowns of Phoenix, Mesa, Tempe, Scottsdale, Tucson, Prescott as areas to do this, not to mention the blighted area along I-17 and a number of spots that do and don’t need help around the state. Could be interesting to see how much development this might actually spur

Just curious if anyone knows what was going on at the former Hotel 502 on Camelback today? After leaving work around 5'ish, I drove by and the parking lot was full of police cars. A good 30 or so. Some marked, some unmarked. It looks like they were going in and out of the hotel. Can't find anything in the news. Anyone have the scoop??

So is it a Big Deal or little deal if the Diamondbacks abandon Chase Field after 2021 for a move to Salt River Fields?

Unless a new stadium starts construction now, there won’t be anywhere to move in 2021

Very good point but "after 2021" is actually open-ended. In any case they seem to have a plan to exit downtown so I was curious how everybody felt about that.
