Atlanta’s Selig Development Co. has filed plans in Atlanta for 1125 Peachtree St., a prime property in Selig's portfolio for more than a decade.

The project would include a 271-key hotel, about 70 condo units, more than 200,000 square feet of office space and 6,000 square feet of street-level retail.

At 573 feet tall, it would become one of the Midtown's tallest towers.

“The office, hotel and residential buildings stack vertically on top of each other, stepping back from each other as uses change,” says a project summary submitted to Atlanta planning officials.

Selig’s project would include 16 floors of condos, a mix of two- and three-bedroom units. The condos could average about 2,100 square feet.

Amenities at the project could include a ballroom, spa, indoor and outdoor pool and fitness center. Plans also show two restaurants at the street level, including a “specialty” restaurant and a “three-meal” restaurant.

Nice! The height is not what we was rumored but this is better than the rendering that was floating around.

6000 square feet of retail is dissapointing for a project of this size on Peachtree in a key location. I'm also not a fan of the parking deck(can they not go with underground parking??). I think they could have done more with this site like they did with the first phase of their 12th&Midtown development which has two towers on one block and a lot more retail.

Also, 200,000 sf is very minimal office space. Maybe this has a chance to grow if additional office tenants come on board. Like I said, I like the rendering better than the one I've seen earlier (other than the height).

1075 Peachtree (PwC Building) is 487 feet. Maybe it’s just our perspective for this one, or maybe it’s just not that tall?? But I agree, 1125 seems like it might be taller than 574

There are definitely a few slight differences in the two buildings. The location of the amenity decks for example and it looks like the step back for the hotel section in today's rendering was added (its not as wide as the office section). The one from Piedmont Park might be an earlier version.

Great location! My mind will be blown if we don’t start to see more infill between here all the way back to downtown between Edgewood and Decatur.

Nice project and I love the scale. We are finally getting a few projects between SFH and the 300+ unit apartments A.K.A. the "missing middle". More please! I agree its a great location as well.

DeFoor Ventures LLC, which is part of a joint venture with Atlanta-based homebuilder Brock Built and Sixty-West LLC, have filed two Development of Regional Impacts, or DRIs, with Georgia’s Department of Community Affairs.

The two mixed-use projects, likely a more than $300 million investment, would bookend Donald Lee Hollowell Parkway, an area near Georgia Tech that’s struggled with crime and poverty.

Atlanta Business Chronicle first reported plans in April.

One project is 17 acres and would include 120,000 square feet of retail, 385,000 square feet of office, 150 hotel rooms and 700 residential units.

The other is 18 acres with 135,200 square feet of retail, 120 hotel rooms, 301,800 square feet of office and 690 residential units.

With the city’s largest planned park, the 280-acre Westside Park at Bellwood Quarry, and a future segment of the Atlanta Beltline in the works nearby, more developers are seeing opportunity in long-overlooked neighborhoods on Atlanta’s Westside, including English Avenue and Bankhead.

“Strategically, it’s a tremendous location,” Steve Brock, founder and president of Brock Built, told Atlanta Business Chronicle on April 3. “We feel like the market is ripe for this type of project. Its time has arrived.”

Wakefield Beasley & Associates and architecture firm Shape are designing the projects.

Amazing. I agree that it is a total game changer and an incredible opportunity to completely transform that part of the city. I'm just hoping there aren't anymore subdivisions.

My banker friends have been telling me for over a year now the Westside is where the money will be going.

Spokesmen from Selig and Ritz-Carlton respond to questions about the hotel.

"We have been in talks with several hotel partners for this new project," a Selig spokesperson Tuesday told WNA in an email.

"This includes Marriott International (for brands like JW Marriott and Ritz-Carlton) as well as Hilton Worldwide and Hyatt Corporation. We want to find the best fit for the Midtown market and to-date we are still in talks."

Atlanta has one less location of the The Ritz-Carlton following a reflagging of the Buckhead outpost into The Whitley late-2017.

Rumors earlier this year suggested the hotel would build a new location from the ground up at the now-shuttered Houston's site.

"The Ritz-Carlton is always looking towards the future and for the right opportunities with the right owner partners, but cannot confirm any new developments at this time," a spokesperson in an email told WNA Wednesday.

"This goes for Peachtree Street project you reference below. The Ritz-Carlton remains committed to the vibrant Atlanta metro area market with The Ritz-Carlton, Atlanta and The Ritz- Carlton Reynolds, Lake Oconee."

That rendering is different than the ABC rendering including the number of floors for the different components within the development...

and that new rendering impresses me! I think it looks lots better - seems to have more 'movement' in its detailing, and i think it has better 'edges' 680 feet??

That's good in a way. It means that 1105 West Peachtree is probably the focus of Selig's leasing efforts while the 1125 Peachtree office space is occupied by the law firm. So we could see both projects move forward simultaneously.
