Not sure if these have been updated anywhere else, but they were just posted at Vancouvermarket a couple of days ago.

3 more new tower highrise applications for Metrotown submitted for rezoning.

Intracorp‘s rezoning application for 6525 Telford Avenue is seeking approval to move to public hearing. The 48,833 SF site sits on the West side of Telford Avenue, just South of Beresford.

The site is designated RM-5s in the Metrotown Downtown Plan.

The proposal calls to build a 33-storey highrise residential tower that includes:

298 condo units;
81 studios, 81 one-bedrooms, 91 two-bedrooms & 45 three-bedrooms (including 8 townhouses);
a total density of 5.0 FAR;
a total building height of 319 ft.;
331 underground parking spaces.




5977 Wilson Avenue

BlueSky Properties is seeking to go to first reading next month for a site in the Central Park East neighbourhood of Metrotown. This 53,000 SF site sits just North of Patterson Station. This project also falls within the City’s RM-5s district guidelines in the Metrotown Downtown Plan.

The plan calls for a 39-storey highrise building that includes:

293 units;
34 studios, 92 one-bedrooms, 138 two-bedrooms & 29 three bedrooms (including 6 townhouses);
a total density of 5.0 FAR;
a total building height of 430 ft.;
323 underground parking spaces.



6433 McKay Avenue & 6366 Cassie Avenue

Belford Properties have submitted their formal rezoning application for “Cassie & McKay”, a two lot assembly located between the above-referenced streets, just south of Beresford. The 65,547 SF site is located in the RM-4s area of the Metrotown Plan, allowing a density slightly lower than the above two sites, this one at 3.60 FAR.

This will be Belford’s second project in Metrotown, after the success of Sun Towers, currently under construction.

The plan calls for a 31-storey tower that includes:

274 units;
58 studios, 87 one-bedrooms; 89 two-bedrooms & 40 three-bedrooms;
a total density of 3.60 FAR;
a total building height of 327 feet;
331 underground parking spaces.

Its kind of crazy to think that 3 towers don't even total 1000 units.

That means assuming 2 person average occupancy, maximum 2000 people housed.

It may seem like a lot - but its hardly a blip.

I am not sure if "clunky" is the right word i think it looks sleek. Architects did a good job stands out from the typical spandrely building. I am sure once its all painted it will come together.

I don't mind Milano too much - at least there is a clear pattern of haphazardness there.
That is, each of the "clunky" areas is a cohesive chunk that stands out.
(i.e. stands out more than the slight taper on The Charleson, or an imperceptible change in the shade blue/green of glass)

The north side will be blocked by one of the Lumina buildings, so it makes sense it has smaller windows on that side.

I like the south south side better clean lines good mix between concrete and glass. Its a nice building i wonder how it will fit in with Lumina though.

- as opposed to the other sides that have bare walls to be abutted to other projects' podiums.

I wonder if there will be a park to the south?

Doubt there is enough space , there is the Alaska road to Be connected to Beta.
Further south is he railway track and there is the buffer before the railway.

The interesting thing about the design is that the window wall is very well protected from the elements - behind balconies or inset.

The chunky areas are cast-in-place concrete with punched windows, so they should be weathertight too.

A wraparound balcony would be better, but seems to be commonplace now, and these separate balconies provide more privacy than a wraparound.

Curiose, I think he means the design/architecture will not age well? If so i think the design should hold up quite well with time. They just have to keep the concrete clean fron algae.

Yeah, I know he meant the design.
I just meant that if there's a trade-off between looks and function, the function will work well, even if it looks dated / fugly in future.

I agree a lot of function incorporated into the design. I am not huge fan of the north side which is going to be blocked mostly by Lumina. All other sides look great to me at least so I don't see why this would change in the future. That is as long as the building is properly maintained and cleaned.
