It would be interesting to run the financial analysis comparing value as-is versus potential lift from re-purposing. My first guess is that continued use as self-storage could run for some time yet. Self-storage a comparatively hands-off form of real estate that can generate some pretty hefty returns.

Not the most attractive use of the building, but a successful business that likely prevented it from the same fate as many other older brick buildings D/T. The influx of shoe-box condos in the area has likely strengthen the need for it.

I believe I read somewhere that Katz made an offer to purchase the self storage building and the owner declined.

The building isn't bad and has a ton of potential of housing micro apartments with retail on the floor. However, realistically nothing will be happening for some time with that building.

I would add a glass addition to maximize the number of units, plus it would look cool. One of my favorite conversions is the Tip Top Building in TO.

Same for the family that owned (still owns?) Maple Leaf Self Storage; those things are gold mines. Going from memory, that was the Lalji family of Larco fame.

I believe they did end up acquiring it in the end. I would love to see it become modern lofts with a tower to the north of it.
