This condo is nearing completion. It located at the northern end of North River Rd.

Looks like it's going to be a busy construction season for Charlottetown.



"Greg Rivard, chair of planning and heritage for the City of Charlottetown says there are several opportunities for new build developments to start, including over 150 acres of developable land in East Royalty.

Rivard said the city is currently focused on developing apartment and duplex style units, of which 809 have been approved for construction in 2018.

"There's a variety of new construction happening in Charlottetown right now," Rivard said. "We have a lot of apartments that are approved to be built or in the process of being built."

This proposal is for Queen Street North, immediately adjacent to the back end of the Superstore.

APM owns this property. Every time I go through that parking lot, I've said that it is a waste of land. They pile snow there in the winter and all it does is collects every type of garbage imaginable.
This will be an excellent addition. I hope people don't get their "stupid" in gear and oppose it. I can't figure why anyone would but you know people!

People are moved in already. Most are sold too.

I still don't see any more work at 300 Capital Drive (Hampton Inn) being done. They installed parking lot lights but no building. As far as I can figure they must be waiting for the ground to dry up as it looks pretty mucky around the site right now.
Anyone hear anything on what the delay may be?

Pan American Properties Inc. Height Exemption Approved
An application from Pan American Properties Inc. was approved allowing the development to proceed to the design stage with a maximum height exemption of 54’ and subject to a number of conditions including that the design and construction be in accordance with the Town of Stratford’s Building Bylaw and the building design components must be reviewed and approved by Council prior to the issuance of a building permit.

Apparently , Yes! The next census will show that. Also, the ones that are here
are having problems with vacancies.

There is more to this, the main elementary and high schools are maxed out and beyond. This in itself is an indicator of the population increase.

Stratford is experiencing the same population increase which is impacting vacancies and schools.

Yes and no. As PEI's population increases it's being realized entirely within Queens County (Charlottetown CA, effectively). PEI has increased by 16K in the past 16 years and Queens has increased by 18K in that same timeframe, meaning Charlottetown is where PEI is growing. Queens County (central PEI) likely hits 100K by the next Census in 2021.

Queens' population has moved from 72K to 90K in StatCan estimates from 2001 to 2017.

In terms of the future, the Government of PEI is estimating the island will hit 200K in the 2050s if current immigration and birth/death rates continue. International immigration to PEI increased tenfold in 2007/2008 and has been the main source of growth in the past decade.

Very interesting. If this is true, and that PEI's population may hit 200k by the mid 2050's, then there is the real possibility that Charlottetown may become a CMA within the next 30 years or so.

I never thought I would see the day (and given the fact that I will be more than 90 in thirty year time, I still might not see it), but this is very encouraging news.

But where are all those people moving to, the Greater Charlottetown area. Stratford has surpassed the 10,000 mark, and Charlottetown is growing because of the influx of people young and old looking for work. From 2009 - 2015 there were 3900 jobs created on PEI. 3600 of those alone were in the GCA while there was 300 for rest of the island. Enough said! If we are getting older then the schools should be empty. However, that is not the case. They are full and overflowing with children whose families are moving to the GCA for work.
Whether it's immigration or not, the GCA is having a growth spurt. If it wasn't we wouldn't be building 809 new units in the GCA this year, compared to only 100 last year. I think Stats Canada shows the percentages and supports what is going on.

It's entirely immigration in regards to PEI as a whole. Without it PEI would be shrinking. GCA is benefitting from both immigration and intraprovincial migration.

Charlottetown has the tightest rental market in the country. Last year the vacancy rate was less than 1/10th of a percent. It's very hard to find anything available. Even with 800 new units, which will take 2-3 years to build, the vacancy rate will not come down much.

I had no idea that the Charlottetown area was doing so well. What can that be attributed to? Immigration obviously, but what employment sectors are doing well?

Government/university/technology - Charlottetown is essentially a clone of Fredericton.
