Interesting perspective. And according to the plans submitted, we're looking at a rental/hotel mix. I wonder if there's a logistical showdown brewing between the interests behind this development and the interests behind the Ace Hotel/Cathedral HS project at 19th and Grant, just a block away. Think about it: both involve rehabbing significant historical square footage, both would end up being high-end hotel-oriented developments. I'm afraid one might cannibalize the other.

Yeah Ryan I think it's more like 35 floors-too bad that the 650 max couldn't be utilized, I'm excited for that tower on block 162-wow nice crown lighting!

We don't even know what we're looking at here since we don't know where these renderings came from - could be an older concept that was just never made public. Nevertheless, if this is what we end up with on this site, I'll be very happy. I really like it. I don't even mind the shorter height. I like the way it would help the east end of the skyline step down from the ole Cash Register.

I thought that the developers purchased the old architectural plans to save on time and money. This seems like a third party concept.

Renderings of 260 N. Josephine St. The previous tenant on the building currently has moved out and the site is fenced off. The developer is Elevation Development Group. Their past few projects have been entitlements that they then sold off (such as HUB) so I will believe this project when I see shovels in the dirt.

260 N Josephine reminds me of the original Colorado History Museum that was demolished in order to build the new Colorado Supreme Court building. It looks pretty decent from what I can tell.

Actually, the old Colorado History Museum was demolished to build the new Colorado History Museum (the tiered building below).

The old Colorado Supreme Court building (the "pedestal" building behind the old Colorado History Museum) was demolished to build the new Colorado Supreme Court Building.

But you are right about the building look. Quality architecture on a much smaller scale.

No no, the Ralph Carr Judicial Center takes up that entire block - both the old supreme court building and old history museum were replaced by it. The old history museum is where the office building with the AG's Office sits now. (My old office.)

The new History Colorado museum is a block down at 12th Avenue.

LS Partners LLC purchased 618 E. 16th Ave., 1564-1570 Pearl St. and 1562 Pearl St. in Denver for $5.2 million from Douglas C. Hall Company.


That’s a half block across from the current 17th/pearl project. It’s half parking lot and a couple older buildings zoned up to 8 stories. Will be interesting to see what the plans for it are as development looks to be creeping closer to Colfax.

Two new projects covered in the Denverite today.

The first, a new vision for the redevelopment of The Rossonian involving former Denver Nugget Chauncy Billips.

The next project, is a redevelopment of the parking lot near Denver Beer on Platte Street. The land is currently owned by city and the city council voted last night to sell.

Finally, finally, history will be respectfully served. I'll assume that the inclusion of Mr. Big Shot will put this plan over the top to fruition. Props to Palisade Partner's Paul Books for being a key part of the effort.

Quite interesting is the inclusion of D.C.'s Busboys and Poets led by owner Andy Shallal who was born in Baghdad, Iraq:

WOW. I have been looking sideways at these lots for a while. I have just been assuming for some time that they'd be too small to be attractive to a developer, who'd much rather have the economies of scale of doing a whole block ala 17th & Pearl. Let's hope the math on some smaller builds can work out AND that this doesn't mean curtains for the remaining Victorians in the area that happen to be sitting on Commercial zoning.

Holy Cow.

Eggs like these new details on the Rockies LoDo Development? Generally love it, but wish the design was more of a contemporary but complementary update to the look of the stadium, rather than the more literal copying of certain of the stadium's design components.


But still, impressive!





If this is the latest, then it reflects a significant change from the initially released concept illustrations.
