To be fair, the area under this viewcone is small (the area just north of Central Park) and wasn't going to be built as highrises anyway.

That was planned and built at a time when folks were more forward-thinking. Then came the viewcones generation....and the rest is history.

I was up at Edmonds and Kingsway the other day and noticed both the former Seniors Center at the corner (7282 Kingsway) and the former library building just up the street (7252 Kingsway) were fenced off. I searched and found the Seniors Center is going to be demolished and the land sold. I haven't been able to find anything about the library though - and they're separate sites as shown on this pdf.

The trees are fenced off so they're protected for now but I'm not holding my breath that a developer will go out of their way to retain most of them.

It's doubtful you would, since the application has only just been submitted barely two days ago.

It's for the site adjacent to the red building at the corner of Nelson and Bennett and across the park and Firestation.
My guess is the rezoning application will probably seek to combine those two lots (including the one of the red building) for higher density and FAR, since the application mentions its for a highrise with street oriented townhousing and the 4960 Bennett St. site on it's own seems to small or tight on it's own (unless it's a very slim tower).

It's literally about the only lot left in that entire block (between Bennett on the North and Imperial on the South, and between Nelson on the West and Marlborough on the East) which hasn't been redeveloped, if we're to assume the Firehouse and Park are going nowhere.
It filled up pretty fast.

There was an earlier application for another highrise on the block to the East of Marlborough to replace the row of lowrises fronting Marlborough, so I guess that's the block (between Marlborough and Burlington) that's going to see quite a bit of redevelopment activity going forward now. Maybe even going all the way to Royal Oak.

I believe that the fences there are mostly to keep the large number of homeless people in the area from sleeping there.

The Marlborough site is heading to Public Hearing in June, so I've been told. Developing in Metrotown is hard for our clients due to the fact that Burnaby isn't rezoning other SF home land for lower-rise and more affordable rental to replace the ones getting destroyed, nor are they keen to allow slightly higher forms on the lots near the Skytrain specifically for reduced rentals. Our client proposed to the City of Burnaby one condo tower (financially supporting the project) and an adjacent much shorter rental building with lower than market rents, but the city wouldn't allow more density on their site. The City's zoning and guidelines really don't allow much for existing renters or renters in general in the area that make real incomes. Next election will be interesting.

That's madness.

The market highrise-adjacent to-shorter rental tower model ought to be a standard that the city should be encouraging whenever developers are able to build them that way, if even as a means of putting a dent in replacing all the affordable housing they're losing whenever these lots get developed.

If I'm not wrong there's a similar proposal for the lot adjacent to the Metroplace towers on Beresford, I believe done in conjunction with Housing BC.

It really should be a no-brainer IMO.

I went by there today and the Seniors Center is a pile of rubble while the library is untouched.
