When Richmond Hospital first opened its doors, the municipality had a population of only 50,000, but this has since grown to about 220,000. It is also the closest hospital to Vancouver International Airport, which is quickly growing into a major hub with 31 million passengers per year expected by 2022.

Changing demographics and continued population growth will place more pressure on the hospital, as Richmond’s population is expected to increase quickly to 252,000 by 2031 and 275,000 by 2041.

Additionally, according to RHF, Richmond has the fastest growing senior population in the province. The number of seniors living in the municipality will grow from 31,000 in 2014 to 45,000 in 2019. By 2030, the number of people over the age of 65 will reach 65,000.

The city’s population has quadrupled since the hospital opened, but the number of beds – from 132 to 223 beds – has not kept pace.

[...]
There will be a 69% increase in the number of beds, but using the article's first set of numbers, which don't match those later in the piece, Richmond's population has grown by 340% since the hospital's construction.

Anyway, it's a step in the right direction and it may as well be labelled "phase 1" since Coastal Health will inevitably continue investment in the hospital. I could see a second, far larger expansion in the early 2020s, particularly as the major redevelopment projects (Olympic Oval neighbourhood, Capstan Station neighbourhood, Lansdowne Mall redevelopment, Richmond Center redevelopment, and all the projects along No.3 road) build out and a substantial number of new residents join the city.

Austin Heights safeway, saw a render, first i've come across. The site is currently a big excavated pit. It seems the store will be completed first and open in the summer 2019 and construction of 2 towers wil come after that

info and source: http://www.tricitynews.com/real-estate/r...spur-growth-in-austin-heights-1.23142474

a site north of this is currently for sale and zoned for a 25 storey building

Thanks.

Haphazard looking windows on the New West project.
I guess they wanted to stay high above the rail line, so didn't build into the cliff.

Why would you want to spend all that money living next to the railroad tracks? Unless you're a railfan, I guess.

I worked in what is now the UFCW building, it was loud with trains and trucks, and the whole building could feel a train, plus people would often get stuck in the back lot if a train was passing through.

SpongG , I am not interested in where you work. I just want to know where is too close to railway for a reference.
So just the location is fine

It's about a block down the street from this location, on the same side of the street so it backs onto the tracks.

Apparently the Richmond Centre redevelopment is under existing zoning, so the City can't extort the developer for perks:

Quote:
Richmond Centre sits on a pre-zoned site and as such its massive redevelopment will not be subject to the usual demands made by municipalities to ensure developers and new residents have contributed fairly to the community's growth.

That means all the new sidewalks around the development will be asphalt. Richmond doesn't invest in concrete sidewalks, they get developers to foot the bill for those things.

I'd disregard that article, the bulk of it is incorrect.

The guy who wrote it doesn't even know the difference between an architect and a developer...

What is the condition of the ground? If they can I'd want to see underground parking - but can the ground support it or are they stuck with surface parking?
