I agree, they need to open up their properties, though I think they will start to once that student housing massive two blocks goes up on Marietta.

There was an article about it a few years ago that I think included a map, but that's it.

There have been plans to build on the surface lots there for a few years-- also called out in the Buckhead Master Plan. It makes perfect sense--

Simon just doesn't get it.....the NOBU hotel/office tower developments are just sitting on top of a parking deck with ZERO engagement with the street. The top of the parking deck is becoming a "plaza" that overlooks another parking deck but it's completely insular from the actual street.

As far as Lenox goes there's always been a plan to infill development along Peachtree & Lenox roads, but again Simon seems to think 5 years ahead doing renovation after renovation of their facades rather than plan for the long-term resiliency of the current site.

Maybe I am wrong, but I don’t think those are Simons plans. Those are by another entity that were done just to start a dialogue on ways to increase mobility on/off 400. They will never build that street grid through the mall property. It was even axed from the public meetings last year as not desirable or wanted by residents or businesses in Buckhead. Also, is that East Paces Ferry exit off 400 on any long term transportation plan? I think that whole plan is far fetched and would see a fight bigger than the Presidential Parkway legal battle back in the 1970/80s if the state even attempted such an idea. GDOT isn’t going to waste time or resources on any of that proposal.

Simon might would support the exit but I’m not even sure of that as they have plans on building residential towers long term behind the mall last I heard.

Simon has expressed a desire to extend Lenox towards Peachtree by means of hotels and apartments in the parking lot at the corner of Peachtree/Lenox but no plans for adding through streets on their property. There isn’t room or space and the interchanges for such roads would be to close to existing interchanges making traffic far worse not better.

They're definitely not Simon Property's plans- this was an initiative by Liveable Buckhead to look at long-term land use planning around Buckhead.

The idea of connecting the street grid through Lenox Mall has been floated around for a long time to help provide better access to the area as a whole. The only additional interchange at GA 400 proposed is with East Paces Ferry (an existing road). This interchange would actually help reduce cut-through traffic using Lenox Road to go north to Buckhead from Midtown, etc as well as reduce some of the congestion at the Lenox Road interchange. The neighborhoods fighting this are concerned if the interchange idea is designed to reconnect East Paces Ferry over GA 400 to Lenox Mall it would create cut-through traffic through their neighborhood.

I forget how big the development will be, but I remember another mixed use project planned for the large area where the housing project were. Not sure of the status of that project, but not sure if GT was involved.

I recently read about YIMBY movements in San Francisco and Boston. Does anyone know if there are any YIMBY activists here? What do you guys think of the movement?

Love New York YIMBY, and would definitely say I am one. There is a huge building proposed for the lot in front of my balcony that would completely block my sunlight, would be awful to live next to construction-wise, and would create lots of annoying traffic. But I do want more developments like it intown to really build out the city and increase density, so I say Yes In My Back Yard!

And then there's the promise of the 4-acre W. Peachtree block so very close by at Ponce and 3rd.

Any news of pending sale or purchaser and land use on that?

Demolition timetable on Domino's, Surgical center and two story apartment building on Spring and Tenth / Peachtree Place would be interesting news.

Hopefully someone told the treehuggers they can gladly purchase the land from the city - at current market prices and sit on it. And they also need to pay hefty yearly property taxes as well.

CoStar News - Hines to Start T3 Office Building in May

Hines is so confident in Atlanta's Midtown submarket it says it will start both of its planned office buildings at Atlantic Station this year.

That would add more than 700,000 square feet of spec space in the Atlantic Station micro-market that did not exist 15 years ago. Hines and partner Morgan Stanley acquired Atlantic Station's Town Center and developable office pads in October 2015.

In fact, Hines will start the first of the pair, the 230,000-square-foot T3 West Midtown, in mid-May, Senior Managing Director John Heagy said Tuesday. "The Midtown market is really hot for us," he said, noting its success at 1180 Peachtree where Bain & Co. is moving and where Bloomberg News recently opened its new office.

To strike while the market is hot, Hines just hired New South Construction as general contractor at T3, which will be built with heavy timber. While Hines and Invesco Real Estate will start T3 on a purely speculative basis, Heagy said he expects to sign at least one or two tenants before year end.

Hines also has requested pricing from general contractors for Atlantic Yards, the 500,000-square-foot office proposed for a site adjacent to T3, Heagy said.

"By year end, we will have 730,000 square feet under way [at Atlantic Station]," Heagy said. "I really believe the T3 building is going to do that well - that we'll have leases before the year ends."

In a stunningly fast turn, Midtown has emerged as Atlanta's top office market - based on rents and its development pipeline. Companies such as NCR are leaving other areas to be in Midtown because that's where their talent base wants to live, work and play.

So...The buckhead mxd use is new? The tower place market is a revamp? Isn’t that pacific place were the spec office/apartment bldg is going? Btw the music used in that video is from an amazing group called Above & Beyond. The name of the song is Filmic.
