Now I finally know what's under construction tucked away back behind that Midtown industrial building (which is now being demoed) on Brighton....

This is a pretty cool looking project actually. What's even cooler is it came out of left field and went straight to construction.

A red tower crane is currently going up at the 17th and Pearl apartment project. I'm watching out of my window at 17th Broadway.

Adding to this, there are crane bases at Market St. Station and the next phase of 9th + Colorado.

And 2nd/Detroit, although looks like most of the others in CC North have or are coming down very soon.

Really happy that this project got out of the ground.

It sure feels like the multifamily spigot has dropped to a drip, drip. Other newer starts (from last year) would include Modera Cap Hill and Camden RiNo. There's others in the pipeline so I'm sure with a long way to go in 2018 there will be a few more - hopefully.

I love how the edges of the side facade walls angle inwards towards the top, ever so slightly, in order to create some visual interest and draw attention to the crown. I believe this will be Denver's first skyscraper to have a clearly defined "crown" with interior illumination. Let's hope the illumination in the side notches also holds true to the rendering. Simple and elegant, a modern design with clean lines... love it.

I emailed the developer of Block 162 to ask if they had a date set for groundbreaking. He said they didn't have date set yet but they should have something on the books by late April. Looks like the website was recently updated.

Block 162 is very, very nice! It proves that a building doesn’t have to be 75 stories and $500 million to be a stand out. Too bad the new Davita building two (16th and Chestnut) doesn’t look 1/2 as good.

True, but it is a damn shame we're not getting a few more stories on this. Much in the same way that 1144 15th would be much more visually pleasing if it had another 5 or 6 stories because of it's proximity to the Four Seasons, without a few more floors, Block 162 is going to be visually crowded by the Hyatt.

The extra square footage included in that new plan submitted to the city on Tabor II gives me hope that maybe that project will A). Happen and B). Take a swipe at really adding to the skyline and not be largely camouflaged by Tabor I.

Sadly, true. As the Union Station build out moves towards conclusion, I think it will be time to assess what was accomplished, and what opportunities were missed. I'd put Davita 2 under "opportunities missed", though I do prefer the building to their original HQ.

I have to wonder if the builders of 1144 are wishing they had gone higher. I get that they were a "spec" building with, I believe, zero percent pre-leasing. As it turned out, their bet was a damn good one. Another 5-10 stories in that building would be pretty valuable at this point.

Hines maxed out the development capacity of the site with the building. They used transfer of development rights to get to the size they built. They could have gone with a smaller footprint to get greater height, but they could not get any more square footage without finding more TDR credits.

Interesting, thanks for the insight. I guess they really did maximize value then. Cudos to them on a great project.

I do not know. I do not love the parking deck but I think the glass looks pretty great. Also they did a lot on what is a pretty tight spot.

So about what you'd expect for any area then? (I really like The Grand)

I also like Miss Ashley; she's long, sleek and affordable... just like a train.
