I hate to be negative, but the Brock Built / DeFoor Ventures development, if they think they're getting $1.80 to $2.25 / SF for apartment rentals, they're on crack. That would be doing better than what projects in much better locations in West Midtown are currently getting. I'm less negative about the townhomes, but $550,000 to $600,000? At that price point you have much better options in less emerging areas.

Anyways, best of luck to them, but I suppose we're at that point in the cycle.

I thought the exact same thing. That's too rich for one of the first ventures into the area.

Yes it does seem pricey, but the quick access to downtown and even midtown could be just the selling point. If the south downtown projects get rolling, this developer could make a killing if they market right and sell the quick easy access into the downtown area. Who knows, maybe they are on to something here.

Is there a development map for Downtown / Midtown / Buckhead?

Finally getting through all the construction images I took last week, hoping to label them correctly before uploading. For example - what is that big site next to the state capitol building?

7:00 NEW APPLICATION: 17th & Spring MXD - Mixed-Use (1295 Spring St.)
Project Type: New mixed-use buildings on a 3.8 acre site with a total of ~605,000 s.f. office uses, 255 key hotel, 350 residential units and ~99,500 s.f of retail uses (including grocer and food hall) and partially buried podium parking of ~1,182 spaces. The site would be bifurcated by a separated publicly accessible private street extension of Arts Center Way from the east at West Peachtree St. to Spring St which would serve as the primary access to the buildings. I am really hoping more of these offices break ground, soon. MetLife and 1105 would really start to round out the northern part of midtown.

Randall Brothers 665 marietta st HQ to test market and sell their 7.5 acre parcel, essentially bounded by North Ave, Marietta Street, Wallace, and Tech Pkwy. As comparison, Star Metals (office only, maybe?) was 1.7 acres. Could be a huge area for development to go in:

My money's on the GT Foundation snatching this up. It could be an interesting adaptive reuse opportunity with plenty of room for new development. I've been hoping GT will eventually create a Tech Square West to help bridge West Midtown and the Centennial Park area, and this could be a big step in that direction.

While it would help connect GT with the west campus research area, I wonder if this area is too hot for the market not to scoop it up. Plus, I believe GT's west Tech Square will be along 14th St NW, beginning with the Interlock. Personally, I'd rather see it go in along 10th & Northside and another hub south of North Ave between Luckie & COP Drive.

Georgia Tech has been consistently ruining Marietta St. I pray to the development gods they do not get to ruin yet another parcel in my neighborhood.

Care to elaborate? If anything I think Coca-Cola has made Marietta Street inhospitable along their parcels more than anyone else. (FYI I used to live on Marietta Street so I've walked this stretch many times).

I agree Coca-Cola’s HQ does not help though it’s mostly been untouched since it was originally developed. Almost everything from Northside Dr south to Wallace St / Randall Bros is single story, fenced in, surrounded by parking lots and has been developed/reworked in the past 15 years. The same goes for all of GT’s properties on the south side of 10th St.

GT is planning major projects (“Tech Square West” of sorts) at properties surrounding and south of the intersection of North Ave and Northside near the existing research facilities, from what I’ve heard.
