Very interesting, I would like to see a high-rise go next to Herberger I think that's a great spot to help bulk up the skyline

As for the south development, im always nervous in this town of mass developments, the Convention center south is the size fo like 3 city blocks and could easily host development as big as City Scape AND block 23 with room to spare.

I would love to see them expand downtown that way but it would be quite a proposal and investment.

Exciting stuff - wonder if we’ll see it happen this cycle or have to wait for the next.

Also - wasn’t CityScape designed to add a few more towers on top of the shopping area? With all these new projects being proposed and going up - wonder if that is still the plan, why nothing has surfaced related to that. Seems like now would be the time to do it.

They never got the clearance from the owners of Renaissance Square to build up. They own part of the parking garage and redevelopment was restricted in that lot's CC&Rs.

Looks like the ARISE Hotel at 400 W Camelback has started construction. Fences up with renderings and looks like Asbestos Removal .

I know It's a preliminary rough sketch, but it looks way out of proportion.

Good design though. Can't wait to see this go up!

I hope it doesn't take 10 years to see significant progress. Even extending Tempe Town Lake a mile on either side would make a visible improvement. It would be cool to see something like San Antonio River Walk somewhere, though.

What they should do is create small quaint waterways/canals with tons of shade off of the main channel that is the Salt River and re-zone and develop those areas.

Extending the town lake won't do this. Extension of town lake could allow for more lakeside development, but it would never remember the S.A.'s Riverwalk.

I think the biggest problem is redeveloping the miles and miles of sand and gravel pits and landfills into something worthwhile. This would be an incredible undertaking.

Would rather not see the lake extended, I think the riverbed west of Tempe Town Lake could benefit being a Riparian area that also rivals Indian Bend Wash in terms of function and connectivity. Pathways for jogging and cycling, dense tree growth, meandering streams and ponds (thanks to continuous runoff). Perhaps offices and apartments could border the edges and look down on the park.

But I also second the idea of waterways.

Phoenix’s Downtown, Aviation, Economy and Innovation Subcommittee is scheduled to hear the unsolicited proposal at its meeting Wednesday.

The plan also calls for narrowing Third Street to create a more pedestrian-friendly area

The last time I saw an azcentral article like this, it was for The Link and it was under construction soon after. Fingers crossed that it happens again!

Regarding the narrowing of 3rd St etc., I have to imagine that a developer who built millions of square feet in Milan, Italy learned a thing or two about walkability.

Agreed!! Hopefully the “Legends Entertainment District” can actually become an estertainment district versus a marketing ploy. I’m excited about this project and the future of 3rd St

Maybe it's the lighting but that is a good looking tower.

I also like that it's condos as the apartment market is getting really crowded. Not many buying opportunities for a solid high-rise product in the core/downtown/Central Phoenix.
