That's an odd comment. Are the UDP thugs gonna knock down the door if the tenant decides they don't like the colour of their apartment?
The walls have ears, especially behind the racks of paint chips in the local paint stores. Double agents working in the paint store are keeping the UDP informed of what is happening. The residents will have to smuggle the dark paint in from Burnaby under the cover of darkness.

It has taken a long time for us to write a final version of this post. While we feel the project is a great addition to the neighbourhood, the treatment we received at the event was shocking, and would make any resident of Vancouver feel unwanted in this neighbourhood. In short, it was hard to report on the meeting without getting emotional.

First though, let's talk about this rental building. Some may have guessed that, with a boxy design, this must be a passive house-- they would be correct. We feel that this squared element is offset by the contrasting light and dark materials which break up the design.Plus, the bright green doors also add a touch of fun to these homes.

Both surprised and yet unsurprised at the comments and reactions. At least I get paid to have people tell me I'm evil at these open houses. This is simply going through the motions, at least, in regards to the public's comments, and this project should have policy on its side.

Rezoning along an arterial... 0.81 FSR, and under RS-5 it's a max of 0.6...

Very similar to my buddy's project on Macdonald and 12th where folks there organized a meeting with the developer and the City, and would be asppeased if it was simply 2 multimillion dollar homes rather than 15 family townhome rentals. You just need to rationalize your project and point to policy.

This makes me so furious that I get irrational.

My immediate desire is to raze the whole West Side.

Bunch or pretentious, entitled, snobbish, losers. Disgusting.

Natural and expected human reaction to change, especially built form / environmental / spacial change. Also a lack of stronger policy from Staff / Planning.

I agree I really hate this attitude!! I remember back doing one of my real estate education courses and the instructor was talking about marketing or something. And was talking about how his neighborhood would put any homeless people in a cab back to dtes. Like wtf? And he was saying it as that was somehow a selling feature of his neighborhood. Ugh friggin douche bag

Bullshit entitlement attitude pisses me off although I see the same attitude among poor people in the dtes about outsiders. So it goes both ways

Cuts on costs, easier to lease commercial space. It's a rezoning so it'll have to follow the rezoning sustainability policy and that's easier to meet with easier envelope designs.

Glad we're building some condos in that neck of the woods! I'll avoid the angry folks. Typical gong show, however, and that's the difficulty in moving into a neighbourhood that you like "as is", is that you want that to be maintained, but forget that cities are ever-changing, dynamic, money-driven systems beyond personal control and desire.

Feathered Friend, you may know my friend's townhomes on West 12th? He told me people didn't want renters in their single-family neighbourhood... even though most of the residents rented out suites in their buildings or rented out the whole multi-suite large homes... he told me this weekend that the City wants more last minute changes which could further reduce the number of units. From 15 to 10, which means no more rent caps, or no more project. That's the reality.

The fact that under a Development Permit you avoid most of the public's cries and complaints, but would still be building a 4-storey building and rental and it could easily be passed is hilarious that a 5-storey rental building gets this much flack. But 3 people getting angry isn't the community's whole reaction, nor does it mean this project can't/ won't go ahead as is.

I was there, must have just missed you and the ensuing s#*t show. Would have liked to be there to give the nay sayers a piece of my mind. I suppose they want us to stop breathing their air until they are done with it too...

Anyway I submitted my comment card supporting the project but lamenting the small FSR and lack of rooftop amenity.


Given the neighbourhood gearing up to oppose this one I suggest everyone here fill out the super-easy-to-complete comment card. Beat the NIMBYs at their own game:
