Latest rumour - Grocery store moving into Brunswick Square - can anyone confirm? Doubt it would be a large one but something like a Sobey's Express would be nice.

Interesting rumour.

I'm trying to figure out exactly where a hypothetical grocery store would go in the complex - there aren't many spaces that would be big enough without a major consolidation of tenants (which isn't out of the realm of possibility considering all the vacancies).

One of the only possible candidates without such a consolidation would be units C30, C33 and C2 on Level 3 - totalling approximately 8700 square feet. Would that be big enough for an urban format grocer?

Then there's the fabled C-Loop space that they're marketing, which could total "12,000-24,000 square feet", and comes with an exterior entrance and signage. This might be attractive to a prospective grocery tenant.

Usually these smaller grocery stores run 12000-20000 Sq Ft. Depends on the area available. they might find a way to fit it on a smaller area then that.

Also in Brunswick square is there any location they could have storage there is a chance if this is truthful that they would have a Storage to keep products for a week at a time. to avoid to many deliveries needing to be made.

The Sobeys Urban Fresh near me in Centretown is 20K sq ft. One of those locations could conceivably fit into Brunswick Square and Level 3 was my first thought. They would essentially need to take up that entire C-Loop area mentioned above.

I think an urban format small grocery store at Brunswick Square is a grand idea. It would make downtown living in the area much more attractive.

Could also play nicely with the nearby City Market; people could go from one to the other, for example picking up household supplies at the grocery store and then hopping across the street for fresh meat and fish.

As a resident, I'm 1000% in favour of a grocery store Uptown, but I'm not going to hold my breath on it ending up in Brunswick Square. Where did this rumour come from?

The 91 King property is 44K sq. ft. (12K sq. ft. per floor). The current proposed renders have the space listed as first floor commercial with two floors of condos. I'm not sure 12K would be enough space for a major tenant, single floor grocer but it would likely be one of the best locations in the Uptown for a store of this kind. We'll have to wait and see on what to make of the grocer rumours but with more people moving into the Uptown and more properties being renovated and reused it's only a matter of time.

Does Brunswick Square even have a proper loading dock? I can't see a grocery store working without one.

There's an entrance off Chipman Hill underneath the pedway that looks like it might be for that purpose.

Of course - you access from Chipman Hill. However you're not bring a semi trailer into it, which is probably fine for a smaller store.

Looks like the dock would be fine. The bigger challenge would be a 55ft(?) transport making the turn to thread the needle into there. Since the dock seems to be in use, I'm sure the trucks can make it, but just eyeballing it, it looks like it would be a really tight turn made more difficult by being on a hill.

If a grocer did move in there, they'd probably have to make sure they have a couple of workers on hand who can 'close' the street down for a few minutes to help guide the trucks in and out. And/or just use smaller trucks as much as possible (maybe by using a bigger store elsewhere in the city as their main receiving point)

I imagine we'll hear more once details of the new Ashburn Lake highway interchange are finalized. They probably want to see how it all pans out.

And Another Person Replied Saying That Might Explain Why The Location
At East Point Is Closing At The End Of Next Month (May 2018).
