MIAMI | The Arts Luxury City Rentals (38 Northeast 17 Street) | FT | FLOORS

Might be another noteworthy development for the area. Note that its the empty parcel.

Developer J. Milton & Associates is planning a rental project called The Arts Luxury City Rentals, according to a sign recently installed at the property.

The project is planned on a lot owned by the developer at 38 Northeast 17 Street. It has nearly an acre of land, and most of a city block.


J. Milton paid $7.3 million for the property in 2015.

Over 1,200 units are already under construction within a block.

Across the street, 513 units are under construction at the Canvas condo site. One block away, Melo Group has 710 rental units under construction at the Square Station project.

The Arts Luxury Rentals Planned To Have 550 Units

The developer told the SFBJ that they want to build 525 to 550 units, but are requesting zoning changes in order to allow for larger unit sizes.

Currently, zoning allows for 852 units but just 674,920 of total square footage, requiring micro-unit sizes. J. Milton wants the property upzoned to allow for 1.2 million square feet, in exchange for dedicating 14 percent of units to workforce housing.

If zoning changes are approved, the project will have one-bedroom units that are 750 square feet, two-bedroom apartments units at 1,000 square feet, and three-bedroom units sized at 1,300 square feet.

Miami planners are recommending denial, saying that the proposal could cause bigger units, more amenities, and higher land prices, which runs counter to the city goal of affordable housing.
