Thanks.
Just noticed the venting on the east side of the Evergreen Building.
I wonder how that will be accommodated when the new building butts up to it (or will there be a gap?) There appears to be a narrow walkway between the parcels (on the Evergreen lot).

An even grander theatre existed directly across the street (maybe one of the greatest vaudeville theatres on the entire west coast of North America). It was destroyed and replaced with the welfare housing ghetto you see today.

EDIT: Look at that, someone just beat me to it.
Sad, but not that unusual when compared to other cities. Back many years ago, it seems there was little love lost for many of the wonderful theatres of yesteryear.

UDP Approves “Elegant” Infill for West End, Yet Dreams of More Density and Granite

Quote:
1021 Burnaby Here is the last project that went before February 26th's rare third floor UDP meeting. The applicant introduced this 5 story building, with mostly 1 bedroom / studio units, and several panelists pounced with the obvious question: Why such a small density building for the West End?

That one little window on the top floor in the front looks odd

And yeah this seems really underdeveloped for the site. Isn't there a housing crisis??

Wow. Is everything black or white with you? It's either super tall or 4 stories, no in between?

For right downtown I'm expecting more than this. 10 floors, larger floor plate

Article on still vacant social housing sites on the Concord Lands.
I would expect them to be built at higher density than originally planned.

Nice blast from the past. 990 Beatty is being used for construction staging for The Arc. I'm assuming 1502 Granville might be the same for Vancouver House. The rest are overdue though. I can't picture 900 Cooperage, looks like a sliver of land.

God I would hope there would be higher density. That 1050 expo one is horrible. 100 units?! But that site was supposed to have been part of the 14 social housing projects that got built a few years ago. So how would that happen if it's supposed to Be built by concord?

It's not supposed to be built by Concord - they just have to retain the sites for social housing, and sell them to the City at a price established earlier when the neighbourhood they're in was rezoned. They're a bargain by today's values, but the City still has to find the money. It's a very early arrangement, established when there were still Provincial and Federal housing funds, and with no suggestion that either, or both, would stop funding social housing.

You're correct that it is the unbuilt 14th site (of the 14 where the City would provide the land, and the Province fund construction). It had a scheme for a six storey woodframe building with 100 units, but it relied on funding from BC Housing, and for some reason while 13 sites were funded (and others have been since then) that one never went ahead.

It'll be interesting to see what eventually gets built there - the condo owners in the area were very upset about 100 units, so something bigger would really create an outcry. The site is a bit misleading - quite a bit of it is intended to be reserved for the streetcar right of way, so the building footprint won't be as big as the site suggests.

Ahh, forgot about that thread.

Sure hope whatever is built is taller than previously proposed.
Drove south over Cambie Bridge and the two pedestals for The Arc are massively FAR APART. That will be one WIDE tower.
That will completely change the tone of the area and make a tall tower on this site seem like small potatoes.

Found this at the 14 Sites thread:

$30-million social housing site in doubt
Mayor Gregor Robertson says Yaletown property 'still not workable'

An 89-unit social housing site slated to be built in Yaletown has met with years of delays and may not go ahead.

...

The triangular-shaped property at 1050 Expo Boulevard, which is currently a parking lot adjacent to the Cambie Bridge,
is the last of 14 properties slated to be developed under a partnership with the B.C. government, Concord Pacific and the Streetohome Foundation.

“There are complications with that site that have kept it from being doable,” Mayor Gregor Robertson told the Courier Tuesday. “
I don’t know what the latest is and if it’s actually going to be coming on stream, but the last I heard is that it was still not workable as a social housing site.”

The mayor cited the site’s “odd shape,” which is wedged between Expo and Pacific boulevards, that have led to concerns with design.
Contaminated soil left over from the area’s industrial past is also a factor, Robertson said. Asked whether there will ever be a so-called 14th site,
the mayor replied: "There may not be."

Found these renderings at the 127 Society website dated 2011

If you read further down, Bosa & Westbank along with the two remaining "minority owners" are selling the building to Grand World Holdings Ltd.

Another waste of a good building built in 1992! This concrete building has a remaining lifespan of at least another 80 years!

Again this is due to selective rezoning.
