JW is topped out now at 55 and doing mech/pent.

Stantec is around 40/66

It doesn't look very nice. Don't they normally run the length of the entire floor? Or at least blend in a bit better? The metal slats in the close up look bent and irregular.

Wow, that does look terrible! It's a hard thing to not have look awful, but that might be the worst I've seen! You can tell that this is a Stantec project lol.

They have to go somewhere, often best being black and do provide combustion air/ventilation.

Yeah usually louvres be placed in a much less prominent location or obscured by an architectural feature. Not privy to the mechanical design details of this biilding so I don’t know why they would have had such a large bank on such a prominent location. Seems like a big design miss here

They probably just chose the transition floor so as to segregate the commercial and residential systems. Like O-tac said, they usually just do the entire floor so it doesn't look as bad. This does highlight a shitty thing about very clear glass, it's hard to colour match non glass elements to clear glass.

Yes The HVAC systems for the residential portion will be a totally different design. The should have put the louvers on the north/ east side if they were unable to hide them architecturally.

That wold reduce the saleable area of the residential floors, require significant fire rating and would likely require booster fans to ensure proper air flow.

I have a feeling they will be able to disguise it better due to the black cladding. It must already be there as the transition to residential began awhile ago. I haven't noticed it though.

Some of the black cladding may be louvers, the windows aren't interrupted though, which I like.

There isn't a full floor mech penthouse for the office floors if I remember correctly. It's rental. Same owner for both halves.
