Does anyone office in downtown that has some input on why so many new buildings are adding balconies? Of course my office downtown is more conservative (not politically speaking) than most, but I can't imagine why a tenant would want a balcony other than "hey it's cool." There aren't many times I'd find myself working outside unless it was a great day, and even then I could just go to a coffee shop instead...

If all of these buildings are about cost/sq ft and being efficient, it seems silly to add balconies when they could just add more sq ft of interior space. Though I suppose the same could be said about many condos...
I think part of it has to do with more people wanting to have outdoor access at work, and not in the traditional way of going down to the lobby and taking a break out front on the street. Making offices more appealing, plus who doesn't want to have cool views of the city walking out on a baloney? I'd argue it's been a long time coming and that developers are finally catching on.

I've argued the exact same point for years. Developers have been able to put anything residential or commercial. The need was so great (Milago sold out in less than 5 days by word of mouth...no kidding) buyers tenants would accept anything.

As Austin grows, the market will demand a higher quality product with ever increasing amenities/quality. Of course this will cost more, but as the first/second wave sell their units for a huge profit + increased personal earnings/wealth, buyers can afford a better product. This applies to commercial as well. To attract the best companies who want to attract the best employees, the office needs to be bigger and better.

I see the same thing in home building in Zilker too. 10 years ago, builders were installing basic "builder grade" tile, appliances, etc. in their new houses, and getting top dollar for the time. Now those same builders have upped their game to get the new top dollar. Buyers expect more.

This. Millenials want cool offices downtown with fun amenities right in the office.

My birthday is the day after so might just head down there as a not really birthday present but cool nonetheless.

They should've pushed it into SXSW and sold an implosion bracelet.

This appears to be good news from the FAA. See the circularized PDF in this link: https://oeaaa.faa.gov/oeaaa/external/searchAction.jsp?action=displayOECase&oeCaseID=350919063&row=0

First, the basic info...
Quote:
The structure above exceeds obstruction standards. To determine its effect upon the safe and efficient use
of navigable airspace by aircraft and on the operation of air navigation facilities, the FAA is conducting an
aeronautical study under the provisions of 49 U.S.C., Section 44718 and, if applicable, Title 14 of the Code of
Federal Regulations, part 77...Interested persons are invited to participate in the aeronautical study by submitting comments to the above
FAA address or through the electronic notification system. To be eligible for consideration, comments must
be relevant to the effect the structure would have on aviation, must provide sufficient detail to permit a clear
understanding, must contain the aeronautical study number printed in the upper right hand corner of this notice,
and must be received on or before 03/31/2018.
Second, the good news part...
Quote:
Preliminary FAA study indicates that the above mentioned structure would:
have no effect on any existing or proposed arrival, departure, or en route instrument/visual flight rules (IFR/
VFR) minimum flight altitudes.
not exceed traffic pattern airspace
have no physical or electromagnetic effect on the operation of air navigation and communications facilities.
have no effect on any airspace and routes used by the military.

Good question. As far as condo's go, they are great to have. But I've often wondered if there is an height cutoff where the majority of the population would not feel comfortable going out on - rendering it a useless waste of space.

The balconies on 360 freak me out. I mean really. I can just see the wind picking me up and dropping me in another county. I'd probably go out there anyway, but I'd be mortified!

I was working on the 35th floor one time and it was amazing. At first a little reluctant to go out there, but once I got used to it it was go great.

This is a good sign that the implosion is still on for next Sunday 03/25. A permit with a 03/25 start date was filed for demo at the nearby Garden Bar at 5th & Lavaca. A comment on the permit by the City said to change the start date because work in the area won't be allowed on 03/25.

In KXAN's story about the implosion they showed this Minguell-McQuary Architecture rendering (see post #1 in this thread) as the new building.

I can’t visualize, the rendering is so weird to me.

The key detail for me in the video:

A recent study shows that downtown Austin has the ability to create an additional 68 million square feet worth of high rises under current code. That's apparently double the current amount.

Many of you will have your own vantage points planned out, but if you don't or if your building is closed, know that we're planning to livestream the demolition on the towers bookface starting just before 8am on Sunday. Unless we're forced to move, I'm pretty sure we'll be watching from just south of the building.

They screwed up by showing the wrong rendering. Someone should let them know. I will.

I watched the implosion from 7th & Guadalupe this morning. It was very loud, fast and ended with a huge dust cloud drifting around downtown. It was impressive.
