In the 1980s, office parks and these large corporate complexes were all the rage. They have definitely fallen out of style. There were few areas in the country that built more of these corporate campuses than New Jersey, as an alternative to NYC in the 1980s. They're in sad shape today. Some are low rent districts with high vacancy. Some are being repurposed into residential and mixed-use areas. Are you seriously trying to argue that the corporate campuses with a single land-use is still conventional wisdom in Toronto?

It's one building site. One commercial campus in a dense residential community is not the end of the world. It will actually bring balance to usages. Residential is what the developer wants. They know the chances of building the planned office space is slim to none. However, you can sell 15,000 condos in half the proposed time frame for $1000 a square foot. Planners are only protecting rapidly diminishing employment lands. We don't want bedroom communities either.

Ever look at a downtown with 100% office uses? From 9-5 the streets are active, but it's pretty much a ghost town all other hours and on weekends unless there is also residential uses interwoven. I'm seriously in disbelief that they're advocating for a multi-acre, single use corporate campus in this day and age, especially on this forum.
