I am told there will be 2 full floor units and one bi-level penthouse. With these floor plates, that's two 8,400 square foot units, and penthouse of nearly 17,000 square feet. Seems extreme...both with respect to price and space needs. I think a top taper and 2 full floor units of 4,200 square feet with a penthouse duplex or triplex would have made more sense (also improve the design). Maybe I'm missing something...

I would note that the penthouses at 10 Rittenhouse and Ritz Residences (and maybe 2 Liberty) have not sold. I think they are all around 15,000 square feet. There's not much of a market for that around these parts. In both of Scannapieco's buildings, the penthouse duplexes were closer to 8,000 square feet as well.

Are those balconies on the left side of the building? I don't recall those being in any of the previous renderings. And it does look taller than before, which is a good thing, should it actually be.

^ They're balconies on the left side as can be seen on page 1 of this thread. They are more prominent in the close up view from the street on that page.

Nashville-based developer Southern Land Co. has tweaked its plan for a condo and apartment tower on the last major building site around Rittenhouse Square to add short-term stays on the floors set aside for rental units.

Southern Land decided to offer stays of as little as a few nights at a time in furnished units within the 48-story tower at 1911 Walnut St. in response to demand for hotel-style accommodations in the upscale neighborhood, development manager Brian Emmons said in an interview Friday.

The company plans to open a sales office in the coming months in nearby 1845 Walnut St. to market the 54 units planned on the floors set aside for condominiums, which are being marketed as the Laurel, Emmons said. Groundbreaking is expected by spring 2019.

Prices will start at about $2.5 million for units occupying a quarter of one of the $300 million building’s 8,400-square-foot floors, with full-floor units also available, he said. The building’s condo section will have a separate entrance and a separate gym from its 241 short- and long-term rental apartments, he said.

Southern Land has been speaking with potential tenants for the building’s 25,000 square feet of lower-story retail space, with hopes of leasing ground-floor space along Walnut Street to a high-end restaurant, Emmons said. New York-based fitness chain Equinox will not be a tenant of the building, as has previously been speculated in published reports, he said.

I just now noticed that Blue Cross is the only building in that rendering that's there in real life. The rest of the background isn't Philly.

There is alot of detail missing in some of the building in the background. Although it does appear to match up for the most part. I see both Commerce Square (with top trimmed off), 2000 Market Street building, 1900 Ludlow building with giant massing, among others. Its not perfect but there was an effort.

It's just a visual effect. Objects closer appear larger when compared to distant objects.

I think it's some optimistic perspective. 3 base floors at 20 foot plates would be 60 feet, plus 45 10 foot plates is 510, plus another 30-60 for the mechanical penthouse only gets us into the 550 range.

^ Right. The data on this thread say that the current plan for the height is 565 feet. Not too shabby. It will fill the big gap that 1919 Market left on the east-west axis.
